Tucson Water’s New Development Section offers the following comments for your convenience.

1. The New Development Section has no developer financed projects in this area that may affect or be affected by this Capital Improvement Project.

2. There are reclaimed water mains transmission mains and distribution mains of various sizes along the west edge of the site. Please see Tucson Water’s NE291414 valve map to see where the existing reclaimed lines are located in this area. Copies of the valve map(s) and any ‘as-built’ plans referenced in these comments may be obtained from Tucson Water’s Mapping & GIS Center by sending an e-mail request for them to TWMapInfo@tucsonaz.gov.

3. Sheets 4 & 9: The reclaimed water transmission and distribution mains have been shown on this sheet with a linetype that inappropriately implies they are potable water mains. Please show these reclaimed water transmission and distribution mains, as indicated on Sheet 4 of Tucson Water’s Design Standard Illustration -2023.

4. Sheets 4 & 9: Show the existing 2” irrigation water meter that currently serves this park. It is shown on the valve map just outside the SW corner of APN 13208007E.

5. Sheet 9: Show how all of the the proposed irrigation lines are to be connected to the 2” irrigation water meter that currently serves this park and/or to new irrigation water meters on the reclaimed water distribution lines (reclaimed water mains that are 12” or less in diameter).

Note 1: No new irrigation water meters may be connected directly to the existing 16” reclaimed water transmission main. A new irrigation meter may be connected to the existing 6” reclaimed water distribution main on the site.

Note 2: If any of the new irrigation water lines are to be connected to existing irrigation water lines, the existing irrigation water lines must be shown on Sheets 9 & 10

6. Sheet 9: This sheet currently shows many new irrigation lines being constructed in very close proximity to the existing 16” reclaimed water transmission main. No new irrigation lines may be constructed within 10’ of the existing 16” reclaimed water transmission main, as measured from outside-of-pipe to outside-of-pipe.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. Ensure that the turf rebate requirements are satisfied prior to PDSD site landscape section approval.

2. Add irrigation point of connection information on the irrigation plan. It looks like the drip irrigation is being connected to the turf irrigation. Add a note at each location for clarity. Possibly provide details that show pressure reduction for the drip irrigation if needed, (or will the pressure regulator after the valve be able to handle the pressure difference)?

3. Provide the development package case number, CIP-0824-00027, adjacent to the title block on all sheets. 2-06.4.3

2. Please label the 6" PVC coming off of the 16" PVC that comes into the park as a water line on the drawings and maintain offsets of that line as well.
3. Please locate and indicate the water service connection feeding the north side of the park off of an existing 3" CA line. There appears to be overlap between that service and some of the new landscaping features.
4. Please locate and indicate the non-potable service connection in the South-West corner of the property. Ensure trees have min 10' ft offset and shrubs have a minimum of 5' offset from that service line.
