Thank you for the opportunity to comment on CIP-0624-00022, the development plan for new playground at an existing City of Tucson Housing and Community Development homeless shelter use at 1701 N Oracle Rd. This development is located in the S.E. quarter of the N.E. quarter of Section 2, Township 14S, Range 13E, of the Gila and Salt River Meridian. The development site occupies parcel number 115-18-001A, covers approximately 0.45 ± acres, and is zoned as Commercial 3 Zone (C-3). The nearest major roadway intersection is West Elm Street and North Oracle Road, approximately 50 feet to the southeast of the subject development.
The Tucson Airport Authority approves the proposed project and is not requiring a resubmittal.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. Include a construction detail showing root barriers for trees located near hardscape areas. See Detail 402 located here: https://www.tucsonaz.gov/Departments/Transportation-Mobility/Landscape/Landscape-Architects

2. At the new GSI basins, provide a depth callout, preferably 6 to 9 inches. Provide a water harvesting schematic detail to the site plan sheet. If an example of the detail is needed, please let me know and I will provide a copy for your use.

3. Provide a drip irrigation plan for the new native plantings, including valves, lateral lines and PVC sleeving under hardscape areas.

4. Provide individual plant symbols, quantities and gallon size of the plants within the proposed plant list for the trees, shrubs, subshrubs, groundcovers and vines. Show the intended individual plant locations on the site plan.

5. Will the native landscape planting areas and basins receive 2-inch depth Decomposed Granite, Screened Rock Mulch, or an Organic Mulch? If this is the intention, please indicate the type and depth of inorganic or organic groundcover that will be used within all planting areas. This can also be handled in a general landscape note on the site plan.

1. The development package must show the entire site. Refer to DP22-0213 for an issued development package for the site: https://tucsonaz.hylandcloud.com/221appnet2/docpop/docpop.aspx?clienttype=html&docid=5437756.

2. Please be aware that a separate building permit will be required for the proposal. The approved improvement drawings will be compared to the building plans in relation to building height, square footage, and footprint.

3. All applicable setbacks shall be provided on the site plan.

4. Provide the height and square footage of the proposed shade canopy.

5. Indicate the width of the proposed accessible crosswalk. All sidewalks and pedestrian circulation paths must be a minimum of four feet wide (TSM 7-01.4.3.A).

6. Provide a curb ramp from the accessible crosswalk to the brick surfacing that meets the requirements of ICC A117.1 Section 406.
