UDC: A) No signs were shown in the package, the following is provided for information for planning of incidental / informational signage only: B) One existing sign is seen on a low site wall along the street front property line of Willard St. It is unclear in this package what will become of this sign. Please know that maximum cumulative sign area for an apartment complex is 50 square feet for wall or detached signs along the street property line area. Incidental signs are not within this sign area calculation. C) Incidental signs: Detached or attached signs should be non-illuminated, shall be a maximum sign area of 12 square feet, a maximum height of 10’ above grade to top of sign, be contained on site. Such signs may be reflective in nature. Position them to be a minimum of 5 feet from fire hydrants, 2 feet from access drives. D) Please be advised that for permanent signs identifying the site, valued at over $1000.00, or are illuminated, their installation would be done via a licensed sign contractor. The contractor would submit plans for review (including all construction specifications and diagrams), with resulting permit issued for the installation. Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. Ensure that Zoning, Engineering comments and concerns are addressed prior to landscape section approval. 2. Provide the development package case number, CIP-0624-00019, adjacent to the title block on all sheets. 2-06.4.3 3. Provide a landscape planting plan along with an irrigation plan for review. 4. Please label irrigation meter as “irrigation only”. See TSM 4-01.6.0 5. Include a construction detail showing root barriers for trees located near hardscape areas. Depress all landscape areas 6 and 9 inches to maximize water harvesting on-site. 7. Measures are being taken to protect native plants in place and the non-native citrus trees are being removed.
