1. Provide an outdoor lighting plan that meets the requirements of OLC 104.2. Show/locate the different light sources on your site plan. Number the light fixtures on your lighting fixture table and use the same number on your site plan.
2. List the Lighting Area per OLC chapter 3 and used in Table 401.1. Specify the compliance option from Table 401.1 that is being used. Total outdoor light output shall not exceed the lumen limits listed in Table 401.1.
3. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 104.2.1, 401.2. Include all exterior fixtures on the property in the calculations. List shielded and unshielded lights in the calculation. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4. Show lamps with a maximum of 3500K color temperature, OLC 402.1.
4. Fixtures installed under canopies and overhangs. Outdoor lighting fixtures shall not be counted in determining the total light output when they are full cutoff light fixtures installed under canopies, building overhangs, or roof eaves, OLC 401.2.1(3).
5. Provide manufacture’s specification sheets for outdoor lighting fixtures.
6. Indicate whether or not a special inspection is required per sec. 104.2.2, and 106.2.

2-06.3.0 FORMAT REQUIREMENTS

1. COMMENT: 2-06.3.10 – Include a legend that shows and describes all symbols used on the drawing is to be provided, preferably on the first sheet.

2. COMMENT: 2-06.4.1 – On the cover page, include the name, mailing and email addresses, and phone number of the primary property owner of the site, the developer of the project, registrant(s), and other person(s), firm(s), or organization(s) that prepared the development package documents. The applicable registration or license number shall be provided if prepared by or with the assistance of a registered professional, such as a surveyor, architect, landscape architect, or engineer. All sealing shall be consistent with the Arizona Board of Technical Registration guidelines.

3. COMMENT: 2-06.4.2.B – Include the following brief legal description in the title block, “PLACITA DEL RIO BLOCK B”

4. COMMENT: 2-06.4.2.D – Include the page number and total number of pages in the package (i.e., sheet xx of xx) in the title block of each sheet.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

Zoning and Land Use Notes

7. COMMENT: 2-06.4.7.A.1 – Include a general note stating the following: “Existing zoning is R-1”

8. COMMENT: 2-06.4.7.A.2 – Include a general note stating the gross area of the site by square footage and acreage.

9. COMMENT: 2-06.4.7.A.4 – Include a general note stating the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed use. The existing and proposed use is “Utilities – Distribution System subject to use specific standards 4.9.11.A.1, .2, .5, .8, .9, .11, .12.”

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

15. COMMENT: 2-06.4.8.A – Provide the site boundary information, including bearing in degrees, minutes, and seconds with basis for bearing noted, together with distances in feet, to hundredths of a foot or other functional reference system.

16. COMMENT: 2-06.4.8.C – Include the following information regarding existing right of way adjacent to the site: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

17. COMMENT: 2-06.4.9.H.2 – Show all existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) with the zoning boundary clearly defined.

18. COMMENT: 2-06.4.9.H.5.a – Utilities Use Groups require 1 vehicle parking space per 500 square feet of gross floor area, with a minimum requirement of 2 spaces per facility (UDC 7.4.4-1). It appears two parking spaces are required, one of which should be ADA-van accessible. Provide a parking calculation that demonstrates the required and provided parking. Demonstrate compliance with UDC 7.4.6, Motor Vehicle Use Area Design Criteria with dimensions and details (standard and ADA van accessible parking spaces).

19. COMMENT: 2-06.4.9.L – Include any existing or proposed easements, including dimensions and labels to their purpose and whether they will be public or private. The easements may have been recorded and the recordation information added to the development package prior to approval.

20. COMMENT: 2-06.4.9.O – Demonstrate all applicable building setbacks. Per UDC Table 6.3-2.A nonresidential uses adjacent to nonresidential or residential zones requires a minimum setback of the greater of 10’ or ¾ the height of the proposed structure wall. Additionally, per applicable use specific standard UDC 4.9.11.A.1 the setback of the facility, including walls or equipment, shall be 20 feet from any adjacent residential zone.

21. COMMENT: 2-06.4.9.Q – Provide the square footage and the height of each building/structure and specific use proposed within the footprint of the building/structure.

22. COMMENT: 2-06.4.9.R – If applicable show on-site pedestrian circulation and the design criteria in Section 7-01.0.0, Pedestrian Access, of the Technical Standards Manual.
