Thank you for the opportunity to comment on CIP-0525-00013, 1
st Submittal, a development
plan for upgrades at an existing well site at 4717 S 16th Avenue. This development is located in
the southwest quarter of the southeast quarter of Township 14S, Range 13E of the Gila and Salt
River Meridian. The development site occupies parcel number 120-05-2760, covers
approximately 1.1 ± acres, and is zoned as Residence 1 Zone (R-1). The nearest major
roadway intersection is West Ohio Street and South 16th Avenue, approximately 350 feet to the
northwest of the subject development.
This site does lie within the Tucson Internation Airport avigation easement requirements and
public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace.
The Tucson Airport Authority approves the 1st submittal of this project and is not requiring a
resubmittal of this project.

18. PREVIOUS COMMENT: 2-06.4.9.H.5.a – Utilities Use Groups require 1 vehicle parking space per 500 square feet of gross floor area, with a minimum requirement of 2 spaces per facility (UDC 7.4.4-1). It appears two parking spaces are required, one of which should be ADA-van accessible. Provide a parking calculation that demonstrates the required and provided parking. Demonstrate compliance with UDC 7.4.6, Motor Vehicle Use Area Design Criteria with dimensions and details (standard and ADA van accessible parking spaces).
