There is an existing 8” public water main in the public right of way of Craycroft Road, but this project doesn’t appear likely to affect it. If you need more information about this public water main, please request Tucson Water’s NE231414 Valve Map and the as-built plans of Plan Nos. M-1504, 026-1970, and 037-1986 from Tucson Water’s Mapping & GIS Center by sending an e-mail request for them to TWMapInfo@tucsonaz.gov. Tucson Water’s New Development Section has: a) No objections to, or additional comments on, the initial submittal. b) No recommendations for the Project Manager. | Signs | REVIEW COMPLETED | RE: signage review - information For: change from hotel to housing AT: 1440 S Craycroft Rd Sign permit: CIP-0424-000011 Reviewer: Heather Thrall (Heather.Thrall@tucsonaz.gov) Date: 4/24/24 Codes applicable to signs include: Unified Development Code (UDC, 7A, Sign Standards), National Electrical Code (NEC), Tucson - Pima County Outdoor Lighting Code (OLC), International Building Code (IBC) 1. UDC: A) No signs were shown in the package. The following is provided for information for any proposed signs and changes needed for existing signs with the change of use. B) Change from a commercial hotel to residential apartment use changes the allowed sign area (UDC 7A.10.2.B chart, Col 3, note 4). The maximum allowed sign area for residential apartment use is 50 square feet, cumulative – for signs over 12 square feet and larger. Per records and current street view imagery, existing signage present at the site includes a detached freestanding monument sign at 50 square feet in area and two wall signs, each approximately 62 square feet in area (cabinet signs). Provide details how the site signage will change overall to comply with the definition of “sign” and reducing to sign area. (Note, art is not a sign, nor is an address – and it may be possible to use the existing wall sign cabinets for other purposes.) C) for planning of incidental / informational signage and for addressing the existing signage at the site: Incidental signs do not count toward allowed sign area. Such signs are under 12 square feet in size and can be detached from or attached to a building. Such signs typically are informational in purpose (i.e. office location) and meant for on site users. Such signs may be reflective in nature. When detached, position them a minimum of 5 feet from fire hydrants 18 inches from parking spaces and 2 feet from access drives. If illuminated, such signs require permits regardless of size. D) Please be advised that for permanent signs identifying the site, valued at over $1000.00, or are illuminated, their installation would be done via a licensed sign contractor. The contractor would submit plans for review (including all construction specifications and diagrams), with resulting permit issued for the installation.
