Submit your special inspections certificate for review with your final Building Permit. 6. Ensure that you have your Pima County Wastewater permit, or Sewer Release letter prior to submittal of your Final Building Permit. City of Tucson *will not* release any permits without either of these. 7. Ensure that the Project Manager understands all conditions placed on the permit and that in some cases construction cannot commence prior to these being completed – although in this case the site has already been built. This comment was not fully addressed: Development must comply with the Administrative Manual Section 2-06 - Development Package. Ensure all general notes and content requirements are provided on the site plan for future submittals of this project. If any of the following comments are unattainable, a City Manager’s Office (CMO) waiver may be used to waive the standards. Comment: See Administrative Manual 2-06.4.7. Add the following notes, if applicable: A. List as a general note: “Existing zoning is ____.” B. List the gross area of the site/subdivision by square footage and acreage. C. If the plan/plat has been prepared in conjunction with a rezoning application, add the following note next to the existing zoning note: “Proposed zoning is ____.” List the applicable rezoning file number and conditions of approval. Also place the C9-__-__ (if applicable) and the plan/plat file numbers in the lower right corner of each sheet. D. Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. E.. On residential projects, list the total number of units/lots proposed. F If a plan or plat is prepared in conjunction with other applications or overlays or the parcel being developed is subject to conditions of an application processed previously, additional information must be added to the plan. Such applications and overlays include, but are not limited to: annexations; rezonings; special exceptions; Board of Adjustment variances; Design Development Options; Technical Standard Modification Request; overlays (Airport Environs Zone, Environmental Resource Zone, Gateway Corridor Zone, Hillside Development Zone, Historic Preservation Zone, Major Streets and Routes, Rio Nuevo District, Scenic Corridor Zone, WASH); Modification of Development Regulations through the Downtown Area Infill Incentive District or Rio Nuevo District; Downtown Heritage Incentive Zone; or, Design Review Board. Provide the following information on the plan. G. List additional applications and overlays, by case number (if applicable), in lower right corner of each sheet. As a general note provide the type of application processed or overlays applicable, a statement that the project meets the criteria/conditions of the additional application or overlay, the case number, date of approval, what was approved, and the conditions of approval, if any. H. If there is more than one lot within the site, the note should specify which lots are affected by the additional applications or overlay zones. I. If the property includes Protected Riparian Area add a note stating that the project is designed to comply with Technical Manual Section 4-02, Floodplain, WASH, and ERZ Standard, specifying all lots impacted and including a total for the regulated area and the Protected Riparian Area. J. If the property is part of a subdivision plat that is being reviewed or has been recorded, provide the case number in the lower right corner of each sheet. As a general note, indicate whether the project is part of a Flexible Lot Development (FLD), condominium, or another similar type project. K. Floor area for each building; L. Percentage and area in square feet of building and accessory building coverage; M.. Percentage of building, lot area, or vehicular use area expansion. If the building(s) or lot area have been previously expanded, those calculations shall be included; 2. This comment was not addressed: Add the activity number CIP-0424-00011 to the title block. 3. Ensure the sheet numbers are consistent on the title block of each sheet. For example provide the sheet numbers x of y, on each sheet. 4. The following comment was not addressed: Clarify whether this constitutes a change of use. If a change of use is being applied for, please provide the last approved site plan for staff to review the parking changes. If the parking calculations are more intense, full code compliance will be required. 4. Ensure the site visibility triangles are shown on the plan. 5.Remove all building plan sheets. This is a site review, similar to a Development Package. 6. The following comment was not addressed: Ensure bicycle parking is provided per article 7.4.8 of the UDC. Provide a general note, along with a detail on how the bike parking will be addressed. 7.The following comment was not addressed: Provide the covenant or agreement that allows for cross access over the property line. Otherwise, a lot combination will be required. 8.The following comment was not addressed: If this project constitutes a change of use, an IPP or CMO waiver may be required to reduce the parking. Zoning will review the last approved site plan upon resubmittal of the Development Package. 9. Ensure all required ADA parking is accounted for. Provide details on how the site will conform with parking requirements per UDC 7.4.4. 10. Provide a detailed comment response letter on the next submittal of how each comment has been addressed. Costs for removing or relocating existing TEP facilities will be billable to the developer. Please call the New Construction Department at 520-918-8300 to apply for service for new development. Submit a final set of approved plans, including electrical load and offsite improvement plans to determine how TEP will serve this development. | TW Planning and Engineering Review | REVIEW COMPLETED | There is an existing 8" Main in the ROW that appears to be directly underneath the 10" excavation proposed for the asphalt pavement section. TW standard requires min 3' construction cover (measurement from top of pipe to bottom of excavation) as shallower depths can result in pipe failure. Please request from TW Mapping and Records the following documents: Valve Map for Quarter Section (NE231414), as well as the following As-Built which actually has information on the line in the vicinity of this project in clouded As-Builted notes (1_102_2015) though confirm latest info with Mapping and Records. It is recommended that potholing be performed to confirm the depth and material type of the existing line. |
