COMMENTS:
This project occurs on Pima County Property, but the following items have been identified for compliance:

1. Aerial imagery indicates that Saguaros are present on site, and possibly other protected native plant material. Please provide an NPPO. An NPPO is required per UDC 7.7.3-B. A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted or approved or a request for an exception from the Native Plant Preservation requirements approved in accordance with Sections 7.7.3.D.3 & .4 of the UDC and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval.

Tucson Water’s New Development Section has the following comments regarding the proposed construction plan:

1. General Comment: I had a great deal of difficulty identifying the location of Well C-128A in relation to other identifiable features, such as the existing Oasis Reservoir and Booster Station existing Tucson Water Wells C-117A and C117B. Please consider adding an overall site plan for all of APN 22444054A to the plan set that shows this relationship.

2. All Sheets: All of the north arrows for the plan views should be changed to Tucson Water’s north arrow.

3. Sheet 1, Location Map: The configuration of many of the parcels shown in the location map in the upper right hand corner of Sheet 1 does not match that shown on GeoWorx or PimaMaps. Revise as necessary for consistency.

4. Sheet 1, Location Map: This location map is confusing. Show an outline of the well site in the location map, as it is shown on the following pages, and shade it. Then ensure the leader line from the label reading THIS PROJECT points to the shaded outline.

5. Sheet 1, Location Map: Add an label reading BASIS OF ELEVATION pointing to the “star” in the location map which indicates the location of Well C-117-A.

6. Sheet 1, General 12: This general note does not adequately describe where Tucson Water Geodetic Control Point #50039 is. It references WELL C-117 (OASIS). But there is no single WELL C-117. Specify whether the Control Point is at WELL C-117A or WELL C-117B in this General Note. Also, OASIS should be omitted from this General Note, as it is the name of the Reservoir and Booster Station, not the name of well where this benchmark is located. And finally, the elevation of this benchmark should read 2495.50’ NAVD88, as it’s really not possible to establish an elevation within 0.001 of a foot, and no other elevations on the plan are called out to 0.001 of a foot.

7. Sheet 1, General Notes: I was not able to find a BASIS OF BEARING anywhere in this plan set. Show a BASIS OF BEARING in General Note.

8. Sheet 2, Main Plan View: Delete the label that reads, TYPICAL ROADWAY SECTION DETAIL ON SHEET C-102, and replace it with a standard cross section detail symbol that correctly shows which sheet this detail is on, as you have done on This detail appears to be on Sheet 3.

9. Sheet 2, Main Plan View: Add a label to the plan view near the property line indicating that this project is located on APN 22444054A.

10. Sheet 2, C-117B SITE PLAN – BENCHMARK detail: Add a label to this detail that reads C-117B that points to this well.

11. Sheet 3, Plan View: A label reads WELL SITE C-128A SEE SHEET 2 OF 29 FOR WELL SITE GRADING. Delete OF 29 from this label, as there are 30 sheets in this plan set.

12. Sheet 5, Profile View: A label reads, DRAINAGE FACILITY CROSSING CLEARANCE PER TW STD. DTL SD-107. This standard detail requires a minimum of 36” between the bottom of the drainage pipe and the top of the water main. The profile shows significantly less clearance than this. Revise as necessary.

13. Shouldn’t the CONS-std-dtl_wall_plan-sheets.pdf be incorporated into the proposed construction plan? If not, please explain why.

14. A resubmittal of the proposed construction plan and a comment response letter is required.
