Outdoor Lighting REVIEW COMPLETED Per section 401.2.1 of the City of Tucson/Pima County Outdoor Lighting Code, One hundred percent of the lumens from outdoor light fixtures installed on grade, on poles, and installed on the top or sides of buildings of other structures shall be submitted with your drawings. Please be clear in illustrating this on your drawing by creating a table.
Per section 402.1 of the Outdoor Lighting Code, The rated color temperature of light sources (lamps and fixtures) shall not exceed 3500K
On the table indicate the type of light, its lumens, its Kelvin rated color temperature, how many of that light type and the total lumens for that light type.
At the bottom of that table, indicate/show the total lumens separately for the shielded and unshielded.
Total outdoor light output shall not exceed the lumen limits listed in Table 401.1. In the table, “total” means the sum of shielded and unshielded light.
Submitted catalogue cut of the proposed light fixture and its image.
As part of your submittal, indicate the Lighting Area the parcel belongs.
Provide your lumens calculation as to the shielded/full cutoff and unshielded allowed for that parcel. (NOTE: Please be mindful of Table 401.1 of the Outdoor Lighting Code is setup. The first row under each type of lighting configuration, indicates the Total (full cut-off plus unshielded. The second row indicates the limit of the unshielded component. Therefore when calculating your lumens allowed subtract the unshielded lumens from the first row in order to calculate the lumens accurately.)
Please don’t forget to show/locate the different light sources on your plan.

401.3 All light fixtures that are required to be shielded shall be installed in such a manner that the shielding is effective and permanent. 401.3.1 Light trespass. Light fixtures on the residential side of commercial property adjacent to residential property shall be full cutoff and shall be installed not higher than 10 feet above grade at the property line and no higher than a line rising 20 degrees above the 10 feet until 100 feet from the property line, measured perpendicular to the lot line. 401.3.2 House Side Shields. Outdoor lighting fixtures closer to the lot line than the mounting height of the fixture, measured perpendicular to the lot line, adjacent to residential areas, shall have internal house-side shields. 401.3.3 Fixtures within 25 feet of residential lot lines. Residential and commercial luminaires shall be full cutoff within 25 feet of adjacent residential property lines, measured perpendicular to the lot line. 401.3.4 Flood and spot lamps. Flood or spot lamps shall be aimed no higher than 45 degrees to the horizontal (half-way between straight down and straight to the side) when the source is visible from any adjacent residential property.
ROW Engineering Review REVIEW COMPLETED CIP-0225-00001 • 8650 E COLETTE ST

1. Revise plans to indicate the placement of a driveway apron per PAG SD 206 at the driveway entrance.

2. A curb cut for the driveway entrance is not warranted since there is existing wedge curb which is a mountable curb.

3. Indicate on the pans that any broken or damaged sidewalk will have to be removed and replaced, reference PAG SD 200.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape/NPPO Section review comments have been addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. Label existing and future ROWs along all streets in the landscape set. Also label interior property lines on all plans in the development package.

2. DTM review is required for all planting and irrigation in the ROW prior to the approval of the development package. I have added DTM’s Landscape Architect, David Marhefka to the review. It would be good to reach out to David prior to his review to expedite the process. (david.marhefka@tucsonaz.gov). Once reviewed, DTM will provide a letter, or email corresponding to their requirements for approval. Include the correspondence with your next submittal.

3. The street landscape border plantings are conforming. At the southeast corner an existing tree is scheduled to be removed. Can an additional tree be planted in its place for shade and aesthetics?

20. COMMENT: 2-06.4.9.H.5.a – Utilities – Distribution System requires 1 vehicular on-site parking space per 500 square feet of gross floor area, with a minimum requirement of 2 spaces per facility. Demonstrate compliance with UDC Section 7.4.6.

21. COMMENT: 2-06.4.9.J - If street dedication is not required or proposed and the project site is adjacent to a Major Street or Route, draw the Major Street right-of-way lines for those streets. (Add the MS&R future sidewalk, right-of-way lines, sight visibility triangles, etc.)

22. COMMENT: 2-06.4.9.L - Demonstrate all proposed easements (utility, sewer, drainage, access, etc.) are to be dimensioned and labeled as to their purposes and whether they will be public or private. The easements may have to be recorded and the recordation information added to the development package prior to approval.

23. COMMENT: 2-06.4.9.O – Demonstrate compliance with UDC 4.9.11.A.1 – the setback of the facility, including or equipment, shall be 20 feet from any adjacent residential zone.
