We are in the process of developing site plans for this property. 5 years ago we developed the lot immediately adjacent to this one to the west at what is now 509 & 513 W Oury Street. This lot was initially acquired in 2017, We executed a lot split and then submitted our final plat utilizing the FLD and DDO processes. That project was completed in 2019. We would like to develop the property at 673 N Anita Ave using the same approach as this lot is the exact same dimensions as the combined lots at 509 & 513 W Oury St before they were subdivided. We would like to schedule a preapplication conference to review our plans for 673 N Anita Ave and receive as much feedback from the COT with respect to the feasibility of the project, the process required to secure permits and any design revisions that might be required in comparison to the project we completed on the lot next door. Diagrams 1 & 2 show the proposed lot split. Diagrams 2 & 3 of the attached document show the proposed site plan, lot dimensions including setback, perimeter yard, site coverage, parking areas, driveway, easements, surrounding utilities.
