| 04/10/2026 | Floodplain Use Permit TE-FPU-0326-00085 April 10, 2026, Elevation Certificate Required The applicant is authorized to use a portion of the Special Flood Hazard Area (Panel 04019C2281L Christmas Wash FP) in the City of Tucson at 3208 E WAVERLY ST for Residential Accessory Structure - Flood Venting. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard regulations, and is particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations require the issuance of an additional Floodplain Use Permit. The following conditions shall apply to this permit: 1. This permit becomes invalid and is subject to additional floodplain review, if any required development changes the construction of the building or site improvements, or, if there is any further disturbance within the floodplain other than that outlined in this application. This floodplain use permit may be subject to conditions or restrictions designed to reduce or mitigate the potential damage or hazard to life or property resulting from new building and site improvements within the regulatory floodplain, floodway or erosion hazard areas as determined by the project engineer and accepted by the City of Tucson. 2. All work shall conform to the attached plans (TC-FBB-0326-00036) which are made part of this permit. 3. Due to the floodplain, it will be required that the Conex container(s) be flood vented and affixed to the ground. Due to the flood venting requirement, the floodplain use permit process will include elevation certificate to verify the construction and placement of the flood vents. a. For the container, flood venting will be required according to Tucson Code PART II Chapter 26, Section 26-11.2.(8). Flood vents are delineated on the construction plans along with a detail showing the dimensions of the vents as well as height of vents above grade. b. A minimum of two openings will be required for the container. The vents will have a total net area of not less than one square inch for every square foot of enclosed area. Openings may be equipped with screens, louvers, valves, or other coverings or devices if they permit the automatic entry and exit of floodwater. 4. Pictures and measurements of venting have been submitted in leu of elevation certificate. 5. Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard, or divert the existing flow of floodwaters from or to adjacent properties. 6. Any additional future disturbance of the floodplain including the construction of any fences, walls or accessory structures shall have separate floodplain use permit applications submitted to this office for review and approval. This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions set forth in this permit are not complied with. |
