12/09/2022 Floodplain Use Permit T22OT00720 December 9, 2022, No Elevation Certificate Required    The applicant is authorized to use a portion of the Special Flood Hazard Area (Panel 1693L Christmas Wash, COT FP) in the City of Tucson at 2525 N Country Club Rd for Commercial Building remodel The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard regulations, and is particularly bound by the conditions stated below.  Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit.  Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations require the issuance of an additional Floodplain Use Permit.     The following conditions shall apply to this permit:     1. This permit becomes invalid and is subject to additional floodplain review, if any required development changes the construction of the building or site improvements, or, if there is any further disturbance within the floodplain other than that outlined in this application. This floodplain use permit may be subject to conditions or restrictions designed to reduce or mitigate the potential damage or hazard to life or property resulting from new building and site improvements within the regulatory floodplain, floodway or erosion hazard areas as determined by the project engineer and accepted by the City of Tucson.     2. All work shall conform to the attached plans (T22CM07625) which are made part of this permit.    "3. The construction cost of the improvements shall not exceed 50 per cent of the total appraised/assessed value of the existing structure, not including the land. The estimated cost of the improvement is $511,197.00 based on contractor estimate. The estimated value of the existing structure is $1,297,259.00 based on an attached assessment The cost of the improvements is 39.41 percent of the value of the existing structure. The total cost of all improvements to the structure in any 10-year period must not exceed 50 per cent of the value of the structure." 4. Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard, or divert the existing flow of floodwaters from or to adjacent properties.     5. Any additional future disturbance of the floodplain including the construction of any fences, walls or accessory structures shall have separate floodplain use permit applications submitted to this office for review and approval.      This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions set forth in this permit are not complied with.
