11/09/2021 Floodplain Use Permit T21OT00806November 9, 2021 (No Elevation Certificate Required). The applicant is authorized to use a portion of the Special Flood Hazard Area (FEMA Zone X, Panel 2277L, Mountain Av Wash FP) in the City of Tucson at 1415 E Seneca St for improvements to an existing residential structure. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard regulations, and is particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations require the issuance of an additional Floodplain Use Permit.The following conditions shall apply to this permit:1. All work shall conform to the attached plans T21CM07983 which are made part of this permit.2. The construction cost of the improvements shall not exceed 50 per cent of the total appraised/assessed value of the existing structure, not including the land.The estimated cost of the improvement is $79,500 based on permit valuation.The estimated value of the existing structure is $172,250 based on a submitted appraisal from Leigh B Patalochi.The cost of the improvements is 46.2 percent of the value of the existing structure.The total cost of all improvements to the structure in any 10-year period must not exceed 50 per cent of the value of the structure.3. The existing drainage patterns at the property lines shall not be obstructed or changed.4. Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties.5. This permit becomes invalid and is subject to additional floodplain review, if any required development permit (s') changes the configuration of the structure and or site development.6. Any future development of the sight including patio walls to be constructed will require a separate Floodplain Use Permit.This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions set forth in this permit are not complied with.
