4) If the sign is out of the SVT and is approved by historic, a temporary revocable easement (TRE) is required. Staff would provide a referral for that process when the above has been completed.

The plan set requires following revisions:
1. Noted: two monument signs at entry to Winterhaven neighborhood off Christmas Av and Fort Lowell Road. Noted new signage (3 new monument signs, separate permit reviews T20OT00549 and 50) are similar shape and materials- with slightly different presentation for lettering. Understood new monuments will be a Master Sign Program submittal for slight code variations.
2. Note - Policy - Sign Area -During 2018 code update, an equivalent type of sign from prior code (Project Identity Entrance Sign) was not specified for single family residential subdivisions. A policy is in place to continue minimum sign allowances that aligns with size and similar structure type as prior; thus, a single-sided "monument" or "low-profile"type sign at 20 square feet in sign area is permitted on each side of the street at the major entry to the subdivision. Therefore, at the maximum, a total of 40 square feet of sign area is permitted at a major subdivision entry.
3. New sign is compliant with sign area, at less than 10 square feet (above policy).
4. New sign is compliant with height for monument, less than 10' tall. Structure is 3' tall.
A) Dimension height from top of panel to grade.
B) Dimension vertical clearance from grade to bottom of panel.
C) IF INTENTION IS FOR A LOW-PROFILE SIGN, PROVIDE 2' VERTICAL CLEARANCE ON THE BASE RUNNING FULL LENGTH UNDER THE SIGN PANEL.
5. Location: Per UDC 7A.10.2.c.2.a. -20' minimum setback for a MONUMENT sign from face of each adjacent street curb to leading edge of the sign. ***Proposed setback is only 5' off both street curbs, and an SDRC request is sought for setback reduction***
6. IF INTENTION IS FOR LOW-PROFILE SIGN - SETBACK FOR SIGN IS 2 X HEIGHT OF SIGN FROM TOP OF PANEL. CHECK SETBACK AGAINST TOP OF PANEL TO FACE OF CURB. SDRC CASE MAY NOT BE NEEDED FOR THIS SPECIFIC SIGN TO GO THROUGH PERMIT PROCESS.
7. Project requires review from State Historic Preservation Office - as Winterhaven subdivision is a National Historic District. City Preservation Officer will review - signs staff will facilitate when all items are addressed on the plan - and prior to SDRC review for setback reduction.
8. Project will require a Temporary Revocable Easement for sign location in city right of way - at end of review of all processes.
9. Add the following to the site plan:
A) show both Prince Road and the Prince Road frontage road this parcel borders to the north
B) provide sight visibility triangle at the corner of Prince and Treat, for vehicles looking south (nothing can be wiethin SVT here)
C) show sign location in relation to the driveway of this residential lot off Treat Av (use aerial)
And dimension approximate distance from driveway to sign edge
D) identify all lights, city street signs and fire hydrants on the plan
E) call out property line
F) identify any easements (watch for utilities here)
G) label area currently identified as "city easement" as "city right of way"
