12/12/2019 Floodplain Use Permit T19OT01164December 12, 2019 (No Elevation Certificate Required). The applicant is authorized to use a portion of the Special Flood Hazard Area (FEMA Zone AE, Panel 2276L) in the City of Tucson at 1501 N Oracle Road for making improvements to an existing multifamily structure.The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard regulations, and is subject to the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations require the issuance of an additional Floodplain Use Permit.The following conditions shall apply to this permit:1. All work shall conform to the attached plans (T19CM09128) which are made part of this permit.1)Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties.2)The estimated assessed value of the existing structure is $25,789,556. The project is valued at $298,000. This project is a 1.2 per cent improvement. The sum of all improvements over any ten-year period shall not exceed 50 per cent of the value of the existing structure or the structure must be brought into compliance with floodplain regulations. 3)Any fence or wall will require separate floodplain review and permitting.4)Any additional future disturbance of the floodplain including the construction of any fences, walls or accessory structures shall have separate floodplain use permit applications submitted to this office for review and approval. This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions set forth in this permit are not complied with.
