Comments 1-5 immediately below are to address needs of the pending SDRC review, case number reserved is MSP-18-025.

1) Revise frontage for building elevation sheets to reflect just building wall frontage, not property line frontage.

2) Provide night view drawing for detached sign to show it is only to emit light through the lettering and remain opaque the remainder of the cabinet (7A.11.3.).

3) Provide overall development or site plan - or aerial - with dimensioned frontage of entire shopping center (exclude Bianchi's Pizza parcel and parcel to north) along Speedway and Silverbell.

4) Show location of existing freestanding sign along Speedway on item 3 noted above, and show the location of the proposed sign also on item 3.

5) Obtain written permission on submittal to SDRC of both the property owner of the Brake Masters parcel and the management for the overall shopping center site - the freestanding sign counts towards the shopping center premise frontage since Brake Masters is not a premise.

The following are the referral comments for the SDRC examination to vary code criteria within the Scenic Corridor Zone Sign District:

The Master Sign Program request is to vary the following criteria for signs within the Scenic Corridor Zone Sign District, 7A.11.3.:
1) UDC 7A.11.3.B.1 -exceed attached sign area ratio of 1.25 sq. ft. per linear foot of building frontage, per tenant, and allow an increase from 87.5 sq.ft to 162 sq.ft. on the south and southeast building elevations (facing Speedway Boulevard and adjacent private land).
2) UDC 7A.11.3.B.1 - allow an attached sign, at 36 sq.ft. area, to face private property to the east (rather than be positioned interior to the development or facing Speedway).
3) UDC 7A.11.3.E.3.a. -allow one (1) additional detached monument sign for the shopping center premise; to have a total of two (2) freestanding signs along Speedway with less than 700' of street frontage. The sign would be located on the Brake Masters parcel.

Premise (7 A)
A premise is all contiguous land used and occupied by a use or business.
All buildings, parking, storage and service areas, and private roads or
driveways that are an integral part of the use or business are considered
part of the premise. Commercial shopping centers, office complexes,
commercial or industrial subdivisions, or similar developments are a
premise to the extent such lands are identified as a single site that may
contain one or multiple development plans or packages.

Additionally the site is within 7 A.11.3. SCENIC CORRIDOR ZONE (SCZ) DISTRICT
Maximum total attached sign area:

1. For commercial or industrial uses: 1.25 square feet per foot of building frontage.
The total allowable sign area for the site is 87.5 sq. ft. Proposed wall signage is 162 sq. ft.
