07/31/2018 Floodplain Use Permit T11OT00814November 20, 2017 (No Elevation Certificate Required). The applicant is authorized to use a portion of the Special Flood Hazard Area (FEMA Zone X, Panel 2281L,) in the City of Tucson at 3308 E Elida Street, MORNING VIEW TRACTS W2 N2 LOT 4 BLK 15, for making improvements including an addition to an existing residential structure.The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard regulations, and is subject to the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations require the issuance of an additional Floodplain Use Permit.The following conditions shall apply to this permit:1. All work shall conform to the attached plans (T18CM05735) which are made part of this permit.1)Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties.2)The improvements will not be a substantial improvement. The estimated cost of the improvements is $53,216 based on a bit by Lloyd Construction. The value of the existing house is $110,500 based on a sale of the structure and property in April 2018. This constitutes an improvement of 48.16 per cent.3)The cost of all improvements to the structure cannot exceed 50 per cent of the value of the structure in any ten year period. Improvements above this value must be conforming to the floodplain regulations.4)Any fence or wall will require separate floodplain review and permitting.5)Any additional future disturbance of the floodplain including the construction of any fences, walls or accessory structures shall have separate floodplain use permit applications submitted to this office for review and approval. This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions set forth in this permit are not complied with.
