02/09/2018 February 9, 2018 (Revised March 13, 2018) The use a portion of the FEMA Special Flood Hazard Area Zone AO1 per the Flood Insurance Rate Maps 04019C1669L, specifically described as: 1910 W Prince Rd, PT OF S2 NW4 S 1.26 AC FW 1.38 AC P 156-27-13-13 For the purpose of constructing a security fence and improvement to the existing structure. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard, and Watercourse Amenities, Safety and Habitat regulations, and is particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Unified Development Code, or any other Federal, State, County, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations and Watercourse Amenities, Safety, and Habitat regulations require the issuance of an additional Floodplain Use Permit. The following six conditions apply to this permit: 1) This permit becomes invalid and is subject to additional floodplain review, if any required development changes the construction of the CMU block wall, or, if there is any further disturbance within the floodplain other than that outlined in this application. This floodplain use permit may be subject to conditions or restrictions designed to reduce or mitigate the potential damage or hazard to life or property resulting from the construction of a CMU block wall within the regulatory floodplain, floodway or erosion hazard areas as determined by the project engineer and accepted by the City of Tucson. 2) Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. 3) All work shall conform to the approved site plan sheets (DP18-0036, T18CM00555 and T18BU00071) for the construction of fence and interior improvements, which are made part of this permit. 4) This Floodplain Use Permit and plans shall be kept in a readily accessible location on site at all times. 5) The improvements to the structure are not a substantial improvement. The value of the structure is $195,593 from the Pima County Assessor. The cost of the improvements is $95,750, a 48.9 per cent improvement. The sum of all improvements to the structure shall not exceed 50 per cent in any 10-year period or the building will need to be made conforming to the floodplain standards. 6) Any additional future disturbance of the floodplain shall have separate floodplain use permit applications submitted to this office for review and approval. Renewal of this permit will require a new application, review and approval of that application by the City of Tucson, Planning & Development Services Department, Engineering Division. This permit may be renewed for up to one year, in the absence of Registered Plant authorization, at the sole discretion of the City Engineer or designated representatives. This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions are not complied with, as set forth in this permit.
