| 05/22/2017 | Floodplain Use Permit T17OT00531 May 22, 2017 (Certification Required). The applicant is authorized to use a portion of the Special Flood Hazard Area (FEMA Zone X, Panel 1669L, City of Tucson Flood Hazard Area) in the City of Tucson at 1625 W Prince Road, for making improvements to an existing commercial building. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard regulations, and is particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations require the issuance of an additional Floodplain Use Permit. The following conditions shall apply to this permit: 1. All work shall conform to the attached plans (DP17-0074) which are made part of this permit. 2. The lowest floor of the additions shall be elevated eight inches above the existing floor level. Compliance with this requirement will be certified in writing by the architect or engineer of record before the final inspection is scheduled. The certification must be submitted and approved by the engineering reviewer before the final inspection. 3. The existing drainage patterns at the property lines shall not be obstructed or changed. 4. Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. 5. This permit becomes invalid and is subject to additional floodplain review, if any required development permit (s') changes the configuration of the structure and or site development. 6. Any future development of the sight including patio walls to be constructed will require a separate Floodplain Use Permit. This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions set forth in this permit are not complied with. |
