MET WITH THE CONTRACTOR ON SITE AND LOOKED OVER THE AREA IN QUESTION. THE SITE IS NON-COMPLIANT FOR ADA AT VARIOUS LOCATIONS THROUGHOUT AND WILL NEED TO BROUGHT UP TO STANDARD FOR THE FULL RELEASE OF THE SITE. THERE ARE ISSUES NOTED IN THE FOLLOWING AREAS, BUT THERE MAY BE MORE ONCE THE SITE IS EXPECTED FULLY. 1) THE ACCESS FROM THE STREET INTO THE SITE IS NON-COMPLIANT, IT EXCEEDS THE 2% CROSS SLOPE AND RUNNING SLOPE. 2) THE EXISTING PARKING AREAS ARE OUT OF COMPLIANCE FOR THE RUNNING AND CROSS SLOPES. PER THE APPROVED PLANS THE ONLY THING REQUIRED WAS THE REFRESHING OF THE PAINTED STRIPES. THE CURRENT SLOPE VALUES IN THE PARKING AND ACCESS AISLE VARIES FROM 2.1% TO 4.0%, THESE AREAS ALL NEED TO BE LESS THAN 2%. 3) THE EXISTING SIDEWALKS THROUGHOUT THE SITE EXCEED THE MAXIMUM SLOPE VALUE OF 2% IN THE CROSS SLOPE. THE SIDEWALK IN THE FRONT ACCESS AREA IS AT 2.9%, THIS CAUSES THE WHEEL CHAIR ACCESS RAMPS FROM THE HANDICAP PARKING TO BE OVER THE 2% CROSS SLOPE. THE PROPERTY OWNER ADVISES ME THAT HE DOES NOT HAVE ANY WALKIN CUSTOMERS THAT WILL BE COMING TO THIS SITE. HE IS UPSET THAT THIS WAS NOT CAUGHT DURING THE REVIEW PROCESS OR BEFORE SO THAT THE ORIGINAL OWNER OF THE SITE WOULD HAVE HAD TO MAKE THE CORRECTIONS TO THE SITE BEFORE IT COULD BE SOLD. |
