T14OT00726 ADDRESS: 220 N 4th Avenue Tucson, AZ 85705 PROPERTY OWNER'S NAME: Tofoy Block LLC The Developer/owner is authorized to use a portion of the flood hazard area in the City of Tucson near the property described as: Parcel 1: Lot 7 and Lot 10 in Block 80 of the City of Tucson, Pima County, Arizona, Recorded in Book 3 at Page 70 of Maps and Plats in the Office of the Pima County Recorder. Parcel 2: All that portion of Lot 11 in Block 80 of the City of Tucson, Arizona, as recorded in Book 3 of Maps and Plats at Page 71, said portion being described as follows: North 5.00 feet of said Lot 11 excepting therefrom the west 74.8 feet, a portion of Section 12, T14S, R13E, G.&S.R.M., Pima County, Arizona, for the purpose performing interior demolition work, within the Regulatory Floodplain of Arroyo Chico Wash. The Developer/owner agrees to comply with City of Tucson Floodplain and Erosion Hazard, and Watercourse Amenities, Safety and Habitat regulations, and is particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the Developer/owner. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations and Watercourse Amenities, Safety, and Habitat regulations require the issuance of an additional Floodplain Use Permit. The following conditions shall apply to this permit (Refer to Chapter 26 "FLOODPLAIN, STORMWATER AND EROSION HAZARD MANAGEMENT" for additional information): 1. All work shall conform to the subject project all required governmental standards and codes and the approved Demolition Plan Case # T14CM03496 (see plans for additional details), which is made part of this permit. 2. No fill shall be placed in any floodway; nor shall any fill be placed where it diverts, retards or obstructs the flow of water to such an extent that it creates a danger or hazard to life or property in the area. 3. The existing drainage patterns shall not be obstructed or diverted other than what is shown on the attached approved plan. 4. Within 5 (five) days of issuance of this permit, through completion of the project, notification must be posted and maintained in a conspicuous place on the job site stating "Construction proceeding under requirements of City of Tucson Floodplain Use Permit No. T14OT00726. For more information please call 791-5550." 5. Any future development/remodel on any part of the lot that is impacted by the regulatory floodplain will require a new floodplain use permit. 6. This permit becomes invalid and is subject to additional floodplain review, if any required development permit (s') changes the configuration of the structure and/or site development. This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions set forth in this permit are not complied with. Also, this permit will expire one year from its date of issue. Renewal of this permit might require a new application, review and approval of that application by the City of Tucson, Planning and Development Services Department, Engineering Division.
