At: 221 E 6th Street, proposed "Verde Wellness Center, Inc"
1) A nonconforming roof sign (at top of building column) is present at this location. The following code elements appear to apply to this sign.
Sign Code Sec. 3-97. Change of use. A. Any nonconforming sign may continue to be utilized as long as the occupancy of the use within the structure remains the same. When a use changes from one occupancy category to another, all signs shall be brought into conformance with the provisions of this chapter.
Per 3-97.C. 7 & 8 - Retail and Office uses are different occupancy classes within the Sign Code. Suite 105 was used as an office under the last Certificate of Occupancy (C of O). With the new tenant being a retail use under their current C of O, it appears the roof sign should be removed.

This sign may qualify as a Historic Landmark Sign. 2) Per 3-18/3-77. Sign area allowance is based upon frontage of the tenant space. Provide dimensioned frontage in elevation and location or site plan formats.
3) The building is on the national register of historic places as a contributing structure, and a review by the City of Tucson Historic Preservation Office is underway.
4) Acknowledged electrical work is subcontracted. However, Per 3-18: provide volts, amps, circuits, time-clock and shut off switch labels on drawing and dimension sign cabinet thickness.
5) A review of 1999 and 2013 site plans on file for this address appears to indicate the property line is the same as the south building wall, which means the sign would overhang into the city of Tucson right of way. If so, a Temporary Revocable Easement (TRE) is required through the City Real Estate Department. Provide documentation showing where building is in relation to property line.
6) Further review comments may be forthcoming, depending upon the materials provided to address the above comments.
