05/30/2013 May 30, 2013 (Elevation Certificate Required) The applicant is authorized to use a portion of the flood hazard area (FEMA Zone AE, 2309L) in the City of Tucson at 10081 East Eric Allen Place for the purpose of constructing an addition to an existing residential structure. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard regulations, and is particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations and Watercourse Amenities, Safety, and Habitat regulations require the issuance of an additional Floodplain Use Permit. The following conditions shall apply to this permit. 1. All work shall conform to the attached plans (T13CM03216) which are made part of this permit. 2. The floor of the addition will be constructed to match the elevation of the existing house. The existing house is a conforming structure based on a survey by Everett Trueblood, RLS 25405. 3. The proposed addition is to a house impacted by the regulatory floodplain. The floodplain 100-year water surface elevation (WSE) just upstream of the house is 2802.8 feet NAVD88. The lowest floor of the addition must be elevated 1 foot above the floodplain 100-year WSE. The building lowest floor, utilities, machinery, equipment (i.e. furnaces, water heaters, heat pumps, air conditioners and their associated equipment, including all electrical equipment), or an open utility platform that provides utility services for the structure on this property, under this permit shall, be placed at a minimum of 2803.8 feet above sea level, NAVD88 as certified by a Registered Land Surveyor. This Certification (Elevation Certificate) is required and must be completed and returned to Development Services Department, Engineering Division, on the first floor of the County/City Public Works Building at 201 North Stone Avenue. This Certification must be completed and returned prior to the final inspection, occupancy of the structure, or issuance of Certificate of Occupancy. A preliminary elevation certificate is also required before the slab is poured. 4. The existing drainage patterns at the property lines shall not be obstructed. 5. Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. 6. This permit becomes invalid and is subject to additional floodplain review, if any required development permit (s') changes the configuration of the structure and or site development. 7. The completed elevation certificate and anchoring certificate must be submitted to the City of Tucson, Planning and Development Services Department, Engineering Counter, 201 North Stone Avenue prior the issuance of a Certificate of Occupancy. 8. Any patio walls to be constructed will require a separate Floodplain Use Permit. This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions set forth in this permit are not complied with.
