| 05/13/2013 | REVISED July 19, 2013 (No Elevation Certificate Required) The applicant is authorized to use a portion of the flood hazard area (FEMA Zone X, Panel 2281L, COT Flood Hazard Area) in the City of Tucson at 3538 East Camden Street for the purpose of making an addition to an existing residential structure. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard regulations, and is particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations and Watercourse Amenities, Safety, and Habitat regulations require the issuance of an additional Floodplain Use Permit. The following conditions shall apply to this permit. 1. All work shall conform to the attached plans (T13CM02871) which are made part of this permit. 2. REVISED The project is not a substantial improvement. The cost of the improvements is estimated to be $48, 805. (TBJ Construction LLC, ROC #235223). The market value of the structure is estimated to be $101,002 (appraisal by Jeffrey Harper Appraisals). The improvements are 48.3 percent of the value of the house. 3. The existing drainage patterns at the property lines shall not be obstructed. 4. Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. 5. This permit becomes invalid and is subject to additional floodplain review, if any required development permit (s') changes the configuration of the structure and or site development. 6. The completed elevation certificate and anchoring certificate must be submitted to the City of Tucson, Planning and Development Services Department, Engineering Counter, 201 North Stone Avenue prior the issuance of a Certificate of Occupancy. 7. Any patio walls to be constructed will require a separate Floodplain Use Permit. This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions set forth in this permit are not complied with. |
