10/15/2012 | October 15, 2012 (No special Inspection Required). The applicant is authorized to use a portion of the flood hazard area (FEMA Zone AE, Panel 1689 L) in the City of Tucson at 2207 East Copper Street for the purpose of constructing improvements to an existing residential building. The applicant agrees to comply with City of Tucson Floodplain regulations, and is particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations and Watercourse Amenities, Safety, and Habitat regulations require the issuance of an additional Floodplain Use Permit. The following conditions shall apply to this permit: 1. All work shall conform to the attached plans (T12CM06327) which are made part of this permit. 2. The construction cost of the improvements shall not exceed 50% of the total appraised/assessed value of the existing structure, not including the land. The estimated cost of the improvements is $37,550 from an estimate provided by Prince Homes (ROC# 143237-B). The house is valued at $97,630 which is 65 percent of the 2012 full cash value assigned by the Pima County Assessor. The value of the improvements are 38.5 percent of the value of the existing structure. 3. The existing drainage patterns at the property lines shall not be obstructed or changed. 4. Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. 5. This permit becomes invalid and is subject to additional floodplain review, if any permit changes the configuration of the structure and or site development. 6. Any patio walls to be constructed will require a separate Floodplain Use Permit. This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions set forth in this permit are not complied with. The applicant is authorized by the City Engineer to receive a floodplain use permit subject to the above referenced conditions and restrictions. |
