| 08/16/2012 | ELECTRIC - RECONNECT | LHANLY | Approved | ELECTRICAL RECONNECT CANNOT BE APPROVED BECAUSE THIS IS A DANGEROUS BUILDING AS DEFINED IN THE CITY OF TUCSON NEIGHBORHOOD PRESERVATION ORDINANCE. HAZARDS ARE AS FOLLOWS. 1) Rear yard has been excavated exposing bottom of footings at the south-west corner of the building. 2) Retaining walls have been removed, and excavation of rear yard has exposed the bottom of footings for the east and west neighbors patio walls. 3) A wooden shed has been constructed on the east side of the building in violation of fire code setbacks, and is a structural hazard due to overspanned rafters. 4) The electrical service has been relocated without keeping the electrode grounding system intact. Also service has been re-mounted higher than allowed by code or TEP. Owner to verify where TEP will require service relocation. 5) A rear deck has been added onto the building without meeting minimum structural requirements, and without being maintained. The beams are undersized, the decking is rotting, the footings were never properly installed and have had their sides excavated away. Plywood was placed over rotting decking for a floor surface but is now delaminating and constitutes a fire hazard. 6) The stairs on the west side of the building have been modified with an added stair up to the rear deck. a) The modification to the landing does not meet minimum code requirements for structural stability and has rotted untreated lumber in contact or too close too earth. b) The undersized stair stringer to the deck has a major longitudinal split. c) Replaced treads and modified stringers do not meet rise and run requirements of code. |
