01/06/2011 January 6, 2011 (Special Inspection Required) The applicant is authorized to use a portion of the flood hazard area (FEMA Zone A, Panel 2241) in the City of Tucson, Arizona, on the property described as 2499 East Ajo Way for the purpose of constructing a new commercial building along with associated site and right of way improvements. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard regulations, and are particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations and Watercourse Amenities, Safety, and Habitat regulations require the issuance of an additional Floodplain Use Permit. The following conditions shall apply to this permit. 1. All work shall conform to the improvement plans as approved by Pima County which are made part of this permit. 2. This project is in a FEMA Flood Hazard Zone A for which no water surface elevation has been determined. The preliminary Flood Insurance Rate Maps indicate that the floodplain will be contained within the Ajo Detention Basin adjacent to the site. This determination is the best available current data for this flood hazard area. The lowest finished floor and all associated facilities of the buildings in the property under this permit shall be placed a minimum of one foot above the bank of the basin. The top of the basin is approximately 2523.0 feet above mean sea level, NAVD 1988. The lowest floor of the proposed building and any associated equipment must be at least 2524.0 feet above mean sea level as Certified by a Registered Land Surveyor. This certification must be completed and returned to the Development Services Dept., Engineering Section on the first Floor of the County/City Public Works Building at 201 N. Stone Avenue. 3. An elevation certificate must be completed before the foundation is poured and an additional certificate will be required once the construction of the house is complete. 4. Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. 5. Any additional development including construction of walls or fences will require separate floodplain use permits 6. This permit becomes invalid and is subject to additional floodplain review, if any required development permit(s') changes the configuration of the structure and or site development. This Floodplain Use Permit will be automatically revoked and becomes invalid for non-compliance to conditions set forth in this permit. The applicant is authorized by the City Engineer to receive a floodplain use permit subject to the above referenced conditions and restrictions.
