Permit Description: FLOODPLAIN USE PERMIT
Total Outstanding Activity Conditions - 1
Date Name
11/04/2009 November 4, 2009 (Revised January 5, 2010) The applicant is authorized to use a portion of the flood hazard area (FEMA Zone X-Shaded, Panel 2227) in the City of Tucson, Arizona, on the property described as 1647 East Miles Street for the purpose of constructing porch additions to an existing guest house and a new patio wall. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard regulations, and is particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations require the issuance of an additional Floodplain Use Permit. The following conditions shall apply to this permit. 1. All work shall conform to the approved improvement plans which are made part of this permit (T09CM02926 and T10CM00005) which are for additions to an existing structure and for a new patio wall. 2. The addition to the existing residential structure is not a substantial improvement. The permit valuation of the additions is approximately $6,887 which is approximately 20% of the $36,305 estimated assessed value of the structure. 3. Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. 4. Any additional improvements not reflected in the current permit will be subject to separate review and additional permits. 5. This permit becomes invalid and is subject to additional floodplain review, if any required improvement permit(s') changes the configuration of the structure and or site development. 6. The new wall shall have one drainage opening for every six blocks in the bottom course of the wall. This Floodplain Use Permit will be automatically revoked and becomes invalid for non-compliance to conditions set forth in this permit. The applicant is authorized by the City Engineer to receive a floodplain use permit subject to the above referenced conditions and restrictions.
