Hawke The applicant is authorized to use a portion of the flood hazard area in the City of Tucson on the property described as (legal description): Lot 32 of Tanque Verde Country Estates except Tanque Verde Road. As recorded in Book 9 of Maps and Plats at Page 21, all in Section 33, T-13-S, R-15-E, in the recorders office of Pima County, Arizona, for the purpose of constructing improvements to an existing residential building. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard, and Watercourse Amenities, Safety and Habitat regulations, and are particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. All work shall conform to the attached plans (Drainage Report and all improvement plans) which are made part of this permit. 2. The construction cost of the improvements shall not exceed 50% of the total appraised/assessed value of the existing residence, not including the land. Estimated cost of improvement construction = $78,877.00 Assessed value (2006) of the existing building not including the value of the land = $194,750.00 The percentage of improvements to the existing residence: $78,877.00/ $194,750.00 = 0.4050 (100) = 40.00% 3. The existing drainage patterns at the property lines shall not be obstructed. 4. Within 5 (five) days of issuance of this permit, through completion of the project, notification must be posted and maintained in a conspicuous place on the job site stating "Construction proceeding under requirements of City of Tucson Floodplain Use Permit No. T09OT00794. Hawke Jr Trust 4259 N Limberlost Pl, Tucson 85705, (520) 888-4634 The applicant is authorized to use a portion of the Tanque Verde Wash Watershed in the FEMA Special Flood Hazard Area Zone AE floodplain per the Flood Insurance Rate Maps 040076 1715 L, specifically described as: A portion of Parcel 114-50-005B, Tanque Verde Country Estates Lots5 & 6 excluding Tanque Verde Rd, for the extension of the permit for the purpose of improvements for fire damage repair to an existing non-conforming building. In reviewing this Floodplain Use Permit application extension for fire damage repair improvements to an existing floodprone structure, it has been concluded that the cumulative value of proposed improvements to this structure, as supported by documentation provided by the applicant, is less than 50% of the current value of the existing structure. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard Area Regulations, and is bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. This floodplain use permit is issued with the following 11 conditions: 1) All improvements proposed under this permit will be cumulative in percentage, to include this project. 2) All work shall conform to the previous approved documents for the original permit (including improvements proposed under this permit and improvements constructed since initially permit issuance) which are made part of this permit. 3) The proposed improvements shall not impose conditions that would increase the flood damage potential to the combined proposed and existing building, by 50 percent or greater of the existing structure's value. 4) The construction cost of the improvements shall not exceed 50% of the total appraised/assessed value of the existing residence, not including the land. Estimated cost of improvement construction = $78,877.00. Assessed value of the existing building not including the value of the land = $194,750.00 based on submitted documentation. 5) The percentage of improvements to the existing residence: $78,877.00/ $194,750.00 = 0.4050 (100) = 40.00% No person shall repair or alter property in a piecemeal manner so as to avoid the provisions of Section 26-4.1.a.3, Chapter 26-Tucson Code. The estimate will be recorded and if piecemeal permits for this construction are applied for the cost estimate will be added to it. 6) Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. 7) This Floodplain Use Permit is issued concurrently with the improvement plans/permit. Copies of these documents shall be kept in a readily accessible location on site at all times. 8) The existing drainage patterns at the property lines shall not be obstructed. 9) Any future permanent, freestanding walls or other structures shall have separate floodplain use permit applications submitted to this office for review and approval. 10) An application/processing fee of $50.00 (submittal fee) must accompany each future request for work to be authorized under this floodplain use permit. Engineering study review fees of $150.00 may be imposed based upon the fee schedule in the current floodplain ordinance. 11) The associated improvements are with permit activity number T09CM00403. 12) The applicant attests to the fact that the plans and documents submitted represent all of the improvements that will be done to the existing building, and that all additions, improvements or repairs to the building are included in the construction plans and/or documents herewith.
