Barrington Ave., Los Angeles CA 90049 The applicant is authorized to use a portion of the flood hazard area in the City of Tucson on the property described as (legal description): GRANT & CRAYCROFT SHOPPING CENTER LOT A EXC E45' W688.63' S7.01 NW4 NW4 SEC 1-14-14 This permit is for the purpose of remodel of a commercial building that includes demolition (T07CM01221) and tenant improvements (T07CM00244) within a mapped Special Flood Hazard Area (SFHA) Zone AH, as shown on the Flood Insurance Rate Map (FIRM), Community Panel No. 040076-04019C-1663K and 2251K, effective date February 8, 1999. Estimate of improvements is over 50% of the current value of the building and is considered to be substantial improvement. The applicant agrees to comply with the City of Tucson's Floodplain, Stormwater and Erosion Hazard Management Ordinance and the Watercourse Amenities, Safety and Habitat regulations, and are particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson's Floodplain, Stormwater and Erosion Hazard Management Ordinance (Ordinance) and the Watercourse Amenities, Safety and Habitat regulations require the issuance of an additional Floodplain Use Permit. The following conditions shall apply to this permit. (Or refer to Chapter 26 page 35) 1. The cost of improvements exceeds 50% of the current value of the structure and is considered to be a substantial improvement. Therefore, the structure must be brought into conformance with the Ordinance. This requires the lowest finished floor to be elevated a minimum 1' (one foot) above base flood elevation. 2. Base flood elevation is 2485.0' per the National Geodetic Vertical Datum (NGVD '29). 3. Per a completed Elevation Certificate, sealed by Robert Acken, RLS dated 2/25/07, the top of the lowest finished floor (FFE) is elevated 2485.8' NGVD '29, which is 0.8' above base flood elevation. 4. To meet the requirement that the structure be brought into compliance with the Ordinance, and because the structure's primary use is non-residential, the owner has agreed to floodproof the structure. 5. Floodproofing measures include existing concrete curbing at the base of the structure everywhere except entrances and engineered entrances designed to be floodproofed to the 1' (one foot) above base flood elevation. Engineered entrances to be approved prior to any final inspections. 6. Service facilities, such as electrical, heating and cooling equipment, shall be constructed at or above the same minimum elevation as the FFE and either be placed on flood proof materials or be adequately flood proofed. 7. A Floodproofing Certificate, completed and certified by an Arizona Engineer, must be returned to the Engineering Division of the Development Services Department prior to any final inspections. A hold will be placed on final inspections until the Floodproofing Certificate has been returned and approved. 8. All work shall be performed so that the amount of disturbance to the floodplain will be minimal. 9. Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. 10. This permit becomes invalid and is subject to additional floodplain review, if any required development permit(s) changes the configuration of the structure and or site development. 11. This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions set forth in this permit are not complied with. Also, this permit will expire one year from its date of issue. Renewal of this permit will require a new application, review and approval of that application by the City of Tucson, Development Services Department, Engineering Section. 12. Within 5 (five) days of issuance of this permit, through completion of the project, notification must be posted and maintained in a conspicuous place on the job site stating "Construction proceeding under requirements of City of Tucson Floodplain Use Permit No. T07OT00430.
