Norris Ave. PROPERTY OWNER'S NAME: Jay & Jackie Sherman, Steve & Nancy Nottingham The applicant is authorized to use a portion of the flood hazard area in the City of Tucson on the property described as: AMERICAN VILLA RESUB LOT 5 BLK 17 This permit is for the purpose of interior remodeling to pre-existing structure (effective construction date: 1964) within a mapped Special Flood Hazard Area (SFHA) Zone AH, as shown on the Flood Insurance Rate Map (FIRM), Community Panel No. 040076-04019C-2229K, effective date February 8, 1999. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard, and Watercourse Amenities, Safety and Habitat regulations, and are particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations and Watercourse Amenities, Safety, and Habitat regulations require the issuance of an additional Floodplain Use Permit. The following conditions shall apply to this permit. (Or refer to Chapter 26 page 35) 1. All work shall conform to the attached plans, which are made part of this permit. 2. The existing drainage patterns at the property lines shall not be obstructed. 3. The cost of repairing damage to the existing structure shall not exceed 50% of the cost of the structure alone (excluding land cost). 4. The proposed cost of the repair is $5,000.00. The estimated cost of the building alone is $22,881.00. The percentage of improvements included in this FUP is 22%. 5. Any additional work proposed on this building within 6 months of this date that would exceed the original 50% improvement proposed with this Flood Plain Use permit is considered to be full code compliance. 6. This permit applies to the current proposed fire damage repairs only. Any additional improvements on site, such as detached structures, site improvements, additional parking etc., will require a new Flood Plain Use permit. 7. Within 5 (five) days of issuance of this permit, through completion of the project, notification must be posted and maintained in a conspicuous place on the job site stating "Construction proceeding under requirements of City of Tucson Floodplain Use Permit No. T07OT00363. For information please call 791-5550." 8. Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. 9. This permit becomes invalid and is subject to additional floodplain review if any required development permit(s) changes the configuration of the structure and or site development. 10. Any walls to be constructed will require a separate Permit. This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions set forth in this permit are not complied with. Also, this permit will expire one year from its date of issue. Renewal of this permit will require a new application, review and approval of that application by the City of Tucson, Development Services Department, Engineering Section.
