03/20/2006 March 20, 2006 (No Special Inspection Required). FLOODPLAIN USE PERMIT NO. T06OT00644 ADDRESS: 6444 E. Broadway Blvd.PROPERTY OWNER'S NAME: Homeland Drachman, LLC. The applicant is authorized to use a portion of the flood hazard area in the City of Tucson on the property described as: The SEly Ptn S 271.41' Lot 5 Lyg Nly Drnwy & Wly or Melville Ave 2.47 Ac. Section 18 T-14-s, R-15-E for the purpose of a tenant improvement in a commercial building. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard, and Watercourse Amenities, Safety and Habitat regulations, and are particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations and Watercourse Amenities, Safety, and Habitat regulations require the issuance of an additional Floodplain Use Permit.The following conditions shall apply to this permit. (Or refer to Chapter 26 page 35)1. All work shall conform to the attached plans (Drainage Report and all improvement plans) which are made part of this permit.2. The existing drainage patterns at the property lines shall not be obstructed.3. The combined tenants improvements on the commercial building shall not exceed 50% of the cost of the commercial building alone (excluding land cost).4. The proposed cost of the tenant improvement is $658,549.00. The estimated cost of the building alone is $1,404,688. The percentage of improvement included in this FUP is 46.8%.5. Any proposed improvements on any existing structures shall not encroach into the Erosion Hazard Setback (15') as set by the drainage report included with this Flood Plain Use permit.6. Any additional work proposed on this building within 6 months of this date that would be exceed the original 46.8% improvement proposed with this Flood Plain Use permit would considered to be full code compliance.7. This permit applies to the current proposed tenant improvements only. Any additional improvements on site, such as and to detached structures, site improvements, additional parking etc., will require a new drainage submittal and Flood Plain Use permit.5. Within 5 (five) days of issuance of this permit, through completion of the project, notification must be posted and maintained in a conspicuous place on the job site stating "Construction proceeding under requirements of City of Tucson Floodplain Use Permit No. T06OT00644. For information please call 791-5550."6. Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties.7. This permit becomes invalid and is subject to additional floodplain review, if any required development permit (s') changes the configuration of the structure and or site development.8. Adhere to specifications outlined in Section C, C2 of the elevation certificate.9. Return of the completed elevation certificate must be submitted to the Records Department, 201 N. Stone Ave. prior the issuance of a Certificate of Occupancy.10. Any walls to be constructed will require a separate Permit.This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions set forth in this permit are not complied with. Also, this permit will expire one year from its date of issue.
