C10-05-30 ST. PAUL'S METHODIST CHURCH EXPANSION
The applicant is requesting the following variances: 1) Delete the ten (10') foot wide landscape border to be located onsite along Broadway Blvd, a Major Street and Route (MS&R) and provide the border entirely within the public right-of-way; 2) Reduce the width of the ten (10') foot wide landscape border along Maguire Avenue to a width varying from three (3') feet to eight (8') feet, as shown on the submitted plan; 3) Delete the thirty (30") inch high screen adjacent to the existing parking lot along Broadway Boulevard; and, 4) Delete the required five (5') foot high screen adjacent to the existing parking along Maguire Avenue and provide a thirty (30") inch high vegetative screen along the remainder of Maguire Avenue, as shown on the submitted plans.
DECISION: VARIANCES 1, 2, 3 and 4: GRANTED WITH THE FOLLOWING CONDITIONS: A) Use native mesquite species, if available, in lieu of proposed Chilean mesquites. B) Continuous pedestrian access to be provided along Maguire per the provisions of LUC and Development Standards.
