T04OT02110 ADDRESS: 5338 S. 12th Ave. Parcel # 137-09-0060 PROPERTY OWNER: Rose Gee The applicant is authorized to use a portion of the City of Tucson Special Flood Hazard Area, specifically described as: S300' N480' W145' E220' SE4 1 AC SEC 2-15-13 For the purpose of improvements to an existing non-conforming floodprone structure. In reviewing this Floodplain Use Permit Application for improvements to the existing structure, it has been concluded that the value of improvements to the existing structure under this permit, as supported by documentation provided by the applicant, is equal to 14% of the existing value of the structure, as shown on 2004 Pima County Assessor's Rolls. When the value of cumulative improvements to the structure equals or exceeds 50% of the current value of the structure, no other improvements will be permitted unless the structure is brought into compliance with the City of Tucson Floodplain and Erosion Hazard Management Regulations. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard Regulations, and are bound by the conditions stated herein. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations require application for, review and approval of an additional Floodplain Use Permit. The applicant attests to the fact that the plans and documents submitted for Substantial Improvement Evaluation are all of the improvements/repairs that will be done to the existing building, and that all additions, improvements or repairs to the building are included in the construction plans and/or documents herewith, or referenced in conjunction with this Floodplain Use Permit. No other repairs, reconstruction, additions or remodeling have been made to the subject building that is not included in the attached plans and documents. The applicant is authorized by the City Engineer to receive a floodplain use permit subject to the above referenced conditions and restrictions. The following conditions apply to this permit: 1) All work shall conform to the Tenant Improvement plans for El Unica Wholesale, which are made a part of this permit. 2) The existing drainage patterns at the property lines shall not be obstructed or diverted in any fashion. 3) Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. 4) Within 5 (five) days of issuance of this permit, through completion of the project, notification must be posted and maintained in a conspicuous place on the job site stating "CONSTRUCTION PROCEEDING UNDER REQUIREMENTS OF CITY OF TUCSON FLOODPLAIN USE PERMIT # T04OT02110 - FOR INFORMATION PLEASE CALL 791-5550." 5) A right-of-way permit is required for any development, excavation, or construction activity within the right of way.
