| 01/13/2003 | January 10, 2003 (Special Inspection Required) FLOODPLAIN USE PERMIT # T02OT01939 PROJECT ADDRESS: 4702 East 22nd Street PROPERTY OWNER'S NAME: The Maverick King of Clubs, Inc / Mr. & Mrs. Farhang The applicant is authorized to use a portion of the flood hazard area in the City of Tucson, Arizona, on the property described as: Parcel 131-01-054A at 4702 East 22nd Street, in a portion of Township 14 South, Range 14 East, Section 23, recorded in Docket 1041 Page 2345, for the purpose of constructing a parking lot and modular building pad. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard, and Watercourse Amenities, Safety and Habitat regulations, and are particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations and Watercourse Amenities, Safety, and Habitat regulations require the issuance of an additional Floodplain Use Permit. The following 10 conditions apply to this permit. (see Tucson Code of Ordinances Chapter 26) 1) All work shall conform to the Ah-Ha-Tinh Consulting Site / Grading Plan (dated 1-6-03), and Greg Carlson Engineering drainage report (dated 11-22-02), which are made part of this permit. 2) Any building shall be placed on a engineered pad, compacted to 95% density, extending twenty-five (25) feet beyond the buildings foundation, unless a study prepared by a state-registered professional and approved by the city engineer shows that a lesser distance is acceptable. See sheet 4, FOUNDATION PLAN of the approved plan set for details. 3) The existing drainage patterns at the property lines shall not be obstructed. 4) Within 5 (five) days of issuance of this permit, through completion of the project, notification must be posted and maintained in a conspicuous place on the job site stating "CONSTRUCTION PROCEEDING UNDER REQUIREMENTS OF CITY OF TUCSON FLOODPLAIN USE PERMIT # T02OT01939. FOR INFORMATION PLEASE CALL 791-5550." 5) Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. 6) This permit becomes invalid and is subject to additional floodplain review, if any required development permit changes the configuration of the structure and / or site development. 7) Any additional walls to be constructed will require a separate grading and building permit. 8) A Right-of-way Use Permit is required for any erosion protection construction or other construction in within the right of way. 9) Adhere to specifications outlined in Section C, C2 of the elevation certificate. 10) The lowest finish floor of the modular building at the property under this permit shall be placed upon a dirt, concrete, or similar type solid pad to a minimum FFE of 2555.93 North American Vertical Datum of 1988 (NAVD88) feet above mean sea level, or 2553.68 for the National Geodetic Vertical Datum of 1929 (NGVD 1929), as Certified by a Registered Land Surveyor. The Pad Elevation Certificate shall be submitted upon completion of grading for the modular pad and returned to the Records Department, on the 1st floor of the County/City Public Works Building at 201 North Stone Avenue, Tucson Arizona 85726. Please call Development Services Department at 791-5550 or 740-6970 (IVR) for inspection prior to any wall construction. This Floodplain Use Permit will be automatically revoked and becomes invalid for non-compliance to conditions set forth in this permit. Also, this permit will expire one year from its date of issue. Renewal of this permit will require a new application, review and approval of that application by the City of Tucson, Development Services Department, Engineering Section.
