01/03/2014 | The following 26 conditions apply to the grading permits DP13-0182, T13OT00650, T07OT01407: 1) This permit DP13-0182 provides permission to perform Phase 4 grading construction as shown on approved plans. Copy of Grading/SWPPP Plans & Permits shall be kept at site at all times, until final grading approval. 2) Additional grading plans will be required for additional phases of the project. Any revision to this Grading Plan may include discussion, additional details, calculations, drainage report, revised grading plan, or, whether changes may be provided on as-builts. Contact PDSD Engineering at 791-5550 to discuss changes in grading design. 3) If grading construction is expected to last longer than expiration date of grading permit, contact PDSD to renew/extend Grading Permit. If Final Grading Inspection has not been completed before Grading Permit expires, and permit has not been renewed, additional fees and reviews may be required. Requests for grading permit extensions may be submitted to Planning & Development Services Department (attn: Claudia Buford), prior to grading permit expiration date, for consideration of grading plan extension approval. 4) Julian W.A.S.H. Ordinance Wash box culverts structures for Julian Park Drive and Julian Crossing Way shall be constructed as a part of first phase for this project and require additional separate reviews and separate permits. Associated floodplain use permits for box culverts and subdivision drainage shall be issued concurrently with grading permits DP13-0097 & DP13-0180. T07OT01407 - Box culvert for Julian Park Drive and Box culvert at Julian Crossing Way. T13OT00650 floodplain use permit for associated subdivision drainage improvements including WASH Ordinance improvements. |

For a PDSD Engineering Inspection, the standard phone number to call: IVR (740-6970), or schedule with a Customer Service Representative at the Planning & Development Services Department, or contact PDSD Engineering at 837-4888, or schedule inspections online at: http://www.ci.tucson.az.us/dsd/Online_Services/Online_Permits/online_permits.html If you have difficulty scheduling inspections, contact Angie at 837-4896. 6) Some grading activities will require separate special inspections by EOR or consultants. During these inspections it is recommended that PDSD Engineering Inspectors are present. Provide to PDSD Engineering Inspector all compaction tests and other street construction reports for private streets, sidewalks, curb and gutter, and utility trenches. Also provide results of concrete breaks and field reports on Julian W.A.S.H. Ordinance wash box culverts. Contact PDSD Engineering Inspector during testing for drain down for the bike crossings and prior to any work within the W.A.S.H. areas. Discuss during the Pre-con meeting or contact PDSD Engineering Inspector to confirm which additional inspections may be needed. 7) During required pre-con meeting, grading permit conditions will be reviewed and acknowledged by contractor's superintendent. 8) For inspection purposes, post "AZPDES - Posting Requirements" green sheet or NOI at construction entrances to site at beginning of construction activities and maintain these posted documents throughout project construction. 9) Contact Permits and Codes (837-6606) for any questions regarding any City of Tucson right-of-way permit requirements. Contact Pima County for permits for construction within the Diversion channel. Contact ADOT (388-4236) for any questions regarding any State right-of-way permit requirements. 10) Any existing trees or transplanted trees from onsite within SVT's shall be checked and trimmed to assure they are clear of leaves and branches to a height of at least 6 ft above grade. Location of trees within existing and future SVT's may be restricted or modified as determined by City of Tucson Inspectors in order to preserve visibility. 11) As a separate inspection from grading permit inspections, assurable items as listed in third party trust must be complete and accepted by City of Tucson prior to final release of final plat assurances associated with this phase. |

01/03/2014 | 19) To keep construction debris from entering wash, heavy duty construction fencing at approved disturbance limits along basins / floodplain / wash area may need to be provided as needed and as determined with consultation between contractor, engineer, and inspector. 20) There shall be no stockpiling, vehicular traffic or parking, or other disturbance in Julian Wash, ERR PRA (protected riparian areas), or W.A.S.H. Ordinance areas, or outside of grading limits, as shown on approved grading plans. Any unauthorized disturbance may result in a Stop Work Order and additional ERR-W.A.S.H. Ordinance review may be required. 21) Traffic controls including stop signs shall be provided for traffic entering along Julian Crossing Way and Julian Park Drive at a minimum. 22) See the associated Stormwater Pollution Prevention Plan as a part of this grading permit. Interim erosion and sediment controls shall be maintained per approved grading plans and SWPPP at downstream areas of disturbance limits, and to include the trail area along the W.A.S.H. Ordinance wash. 23) Stabilized entrances shall be maintained at all active access entrances. Use of water trucks or other dust controls shall be utilized, & construction entrances shall be maintained to minimize sedimentation, dust issues, & tracking. 24) Permitee shall notify PDSD when grading operation is ready for final grading inspection. Final grading approval shall not be given until all work, including installation of all drainage improvements and their permanent protective devices, and all permanent erosion control measures have been completed in accordance with approved grading plan and grading permit, and all conditions of permit are completed. |
01/03/2014 | 25) As-built drawings and letters of completion from Engineer of Record for basin function and project substantial completion are required and shall be submitted for each phase prior to final grading inspection. As-builts are required to be submitted for Phase 4. The as-built / "Final Revised Grading Plan" may be submitted under activity number DP13-0182 to PDSD permit clerks. They will be reviewed, and then if acceptable, a copy will be provided to PDSD Engineering Inspector for final grading inspections. For Grading Permit Project Closure documentation, submit: one copy of original grading plans, 2 copies of as-builts, letters of completion (one for onsite drainage improvements, one for the box culverts, one for the private streets, and another letter for substantial completion of overall Phase 4 project). As-builts shall include: pad elevations, inverts for drainage pipes/systems, low-chord elevations for box culverts, curb/gutter elevations, centerline elevations for drainage systems, and general grades as determined by RLS to show substantial completion for Phase 4. Separate set of plans for Private Paving as-builts will be required once pavement is completed. 26) Provide courtesy copies of the following documentation, if not already submitted: a. Provide completion documentation from Pima County Regional Flood Control District regarding acceptance of completion of: i. connection to Tucson Diversion Channel along the north side of the project; ii. bridge structures within the Julian Wash and; iii. the intent to accept the dedication and maintenance responsibility for the linear park. b. Provide documentation from Pima County Natural Resources regarding acceptance of the linear park for those parts of linear park that fall within project that are dedicated to Pima County. |
