The applicant's property is a 9,750 square foot lot developed with a single-family residence. The applicant proposes to construct a room addition and garage on the south end of the existing residence. The applicant is requesting the following variances 1) Reduce the setback of the garage from street lot line (Norris Avenue) from eighteen (18') feet to six (6') feet; and, 2) Reduce the setback of the room addition from the east lot line from seven feet four inches (7'4") to six (6') feet. 3) Reduce the setback of the garage and room addition from the south lot line from six feet eight inches (6'8") to six (6') feet, as shown on the submitted plan. DECISION: Variances 1, 2 and 3: Granted subject to the following Conditions: A) No parking between garage and street. B) No patio walls or vegetation in excess of thirty (30") inches to be located within the site visibility between the garage and right-of-ways (Norris Avenue and alleyway). C) Subject to City Engineer's approval.
