C10-04-18 SAN MIGUEL HIGH SCHOOL AND ST. MONICA CHURCH/ROMAN CATHOLIC DIOCESE OF TUCSON (D04-0024) The project site is an approximate nine acre property developed with an existing religious use. The applicant proposes to expand the site's development by the construction of a new high school. The project has been reviewed and approved as a Special Exception land use in the R-1 zone. The project's overall site design as desired by the applicant and as agreed to in the Special Exception process, however, requires that certain variances to the Land Use Code (LUC) be obtained. The applicant is requesting the following variances: 1) Increase the maximum building height of the multipurpose/gymnasium from twenty-five (25') feet to thirty (30') feet; 2) Increase the maximum lot coverage from fifteen (15%) percent to forty-seven (47%) percent; 3) Increase the maximum Floor Area Ratio (FAR) from ten (10%) to nineteen (19%) percent; 4) Substitute a thirty (30") inch to forty-two (42") high combination landscape screen and wall, in lieu of a five (5') high landscape screen around the parking lot; with a maximum height of thirty (30") inches for that portion of the screen located within the site visibility triangle, as shown on the submitted landscape plan; 5) Allow a portion of the street landscape border to be located behind the screen wall as shown on the submitted plan; 6) Substitute a decorative steel security fence, in excess of six (6') feet in height, to be located along the entire eastern boundary, in lieu of a five (5') high wall along the eastern boundary; 7) Allow a third passenger drop-off and all maneuvering into and out of the spaces to occur within the right-of-way of Lerdo Road, on the north end of the school, as shown on the submitted site plan; 8) Allow vehicular maneuvering from bus storage areas and loading spaces directly into the right-of-way, as shown on the submitted plan; and, 9) Allow those development criteria required for the project be provided, as indicated on the project's submitted site plan.
