The applicant proposes a new emergency department and is requesting variances to delete the natural buffer yard and street landscape border requirements, delete the street perimeter yard (setback) and view corridor requirements, increase the maximum building height, and reduce bicycle parking, as shown on the submitted plan.
DECISION: Variances: Granted With Conditions
A) The new addition shall be constructed of or painted with colors that blend with existing structures of the facility as approved through the SCZ process.
B) Lighting associated with the helicopter pads located on the roof of the addition be directed away or shielded from the residences.
C) A Floodplain Use Permit be obtained.
D) Access to be approved by City Department of Transportation.
E) Augment landscaping along St. Mary's Road, specifically in that space available between the existing screen wall along this frontage and the street, as allowed by the City Engineer.
