The applicant's property is an 18,000 square foot site divided into three 6,000 square foot lots. The site is currently developed with a 1,325 square foot duplex. The applicant proposes splitting the property to create a total of three lots and proposes construction of two duplex structures and three garages. The applicant is requesting the zoning approval necessary to allow the property to be split into three lots, to allow the existing duplex to remain as constructed with reduced setbacks, to reduce the width of the Parking Area Access Lane (PAAL) and to delete the pedestrian refuge area adjacent to the PAAL, as shown on the submitted plan.
