C10-03-05 CORNELIA HONCHAR PROPERTY LOT SPLIT (T04CM03340) The applicant's property is a 9,230 square foot lot currently developed with an existing 758 square foot single-family residence with an 858 square foot addition proposed within the rear perimeter yard setback. The applicant proposes splitting the property to create two lots. Lot 1(east portion of the property) is proposed at 4,230 square feet and Lot 2 (west portion of the property) at 5,000 square feet. The single-family residence will be located on Lot 1. The applicant is requesting those variances necessary to; 1) reduce the minimum lot size of Lot 1; 2) reduce the (west) perimeter yard setback, 3) reduce the (south) perimeter yard setback, and 4) to reduce the (north) perimeter yard setback, all as indicated on the submitted site plan for the project.
