The applicant's property is a former motel site now proposed for retail and office development. The proposed new use of the property is a change of use of land that requires the entire site be brought into compliance with current LUC regulations. The applicant's request requires the following variances; 1) Reduce the street perimeter yard setback from the buildings to the Campbell Avenue future curbline from 21'0" to 3'0"; 2) Reduce the interior perimeter yard setback from the buildings to the project's west rear lot line from 15'0" to 3'0"; and 3) Allow the existing parking area access lane (paal) within the project be reduced from the minimum required width of 24'0" to a width of 22'6" as shown on the project's site plan.
