C10-02-24 WALSTON RESIDENCE ADDITION (T02CM01641)
The applicant's property is a 14,560 square foot lot developed with an existing single-family dwelling. The applicant is proposing to expand the existing dwelling by new garage and workshop addition. The applicant filed a Lot Development Option (LDO) application with the Planning Department requesting zoning approval to allow the new addition a reduced side yard setback (Case LDO-02-55). Based in part on a written protest that appeared to staff to question the project's compliance with the required LDO Findings of LUC Section 5.3.4.3, the Planning Director denied the applicant's LDO application. The applicant is appealing the Planning Director's decision to deny Lot Development Option Case LDO-02-55. DECISION: THE PLANNING DIRECTOR'S DECISION IS REVERSED (CASE LDO-02-55 IS APPROVED) SUBJECT TO THE FOLLOWING CONDITIONS. A. Specifically with regards to the sound insulation of the exterior walls of the garage, the applicant to use an R-19 BATT urethane insulation ½" OSB sheathing drywall over Z-channel or acoustical deadening board ½" minimum on the inside as an option. B. The modified roof design will be per the ranch style indicated on the sketch submitted to the Board in public hearing and include downspout and gutter system. C. The landscape oleanders with irrigation be planted two to three feet apart along the south lot line of the property between the new addition and the south adjacent property. D. Garage doors to be insulated with a minimum of R-9 insulation.
