The applicant's property is a 5,280 square foot site developed with an existing single-family dwelling and located at the southwest corner of 12th Street and 3rd Avenue. The applicant proposes to change the use of the property to a traveler's lodge. The proposed change of use of the property will require the entire site be brought into compliance with all development criteria applicable to new development. The applicant is requesting the following variances; 1) to delete five (5) off-street parking spaces for residents; 2) to delete the required one (1) loading zone (12' x 35'); and 3) to delete the required ten foot (10') landscape border on 3rd Avenue. DECISION: VARIANCES 2 AND 3: GRANTED VARIANCE 1: GRANTED WITH CONDITION A. Prior to building permits being obtained for the new construction, the applicant to acquire ownership and/or possession of the parking spaces identified on the revised site plan (A-A, June 24, 2002) as submitted to the Board in public hearing.
