The applicant's property is a 1.01 acre site developed with an existing two story apartment building. The applicant is proposing to expand the existing development of the property by the construction of two (2) new two-story apartment buildings and one (1) one-story recreation/office building. The project will require the entire site be brought into compliance with all LUC design applicable to new construction. The applicant is requesting the variance necessary to reduce the offstreet space requirements for the proposed expansion. 1) Reduce the required offstreet parking spaces from fifty-three (53) to thirty-eight (38). DECISION: VARIANCES 1 AND 2: GRANTED WITH CONDITIONS. A. This use or such similar uses that provide housing and services to a targeted group of individuals or families that, by shared circumstance generally result in not having more than one vehicle per rental unit. B. The parking variance granted this use or such similar use of the property shall be abrogated, by the Zoning Administrator, should it be proven that the project's actual parking needs result in the continual use of nearby streetside parking spaces.
