04/02/2024 | ENGR Grading Final | Not Ready | I met with Nick with McManus Construction on this site to look over the issues that have been noted during a previous Inspection by John Pagano. He has noted that the sidewalk located on the west side of the property will need to be modified from what has been Approved during the Original review of this site plans. The sidewalk in question runs along the west side of the site from the southwest corner north towards the Trash Enclosure. Th first approximate 32 to 36 feet has a running slope that is 0.4% to 1.0%. The next 20’ has a running slope of approximately 7.4%, this will require that handrail will be required on both sides throughout this area. This sidewalk is considered to be a ramp according to ICC A117.1-2009 Section 405 Ramps and will be required handrails as noted in Section 405.8 and will comply as Specified in Section 505. The Engineer of Record will have to provide Revised Drawings to be Submitted and Approved for all modifications by Engineering. Also during this Site Inspection Rick has Asked if handrail or safety barrier is required in the first 32 feet due to the close proximity of the adjacent landscape basin that is approximately 17 to 20 inches below the sidewalk. I have advised Nick the per the IBC Section 1015 the Guard rails are not required at this time. The requirement for Guard Rails per this Section there would have to be a 30 inch drop in grade from the sidewalk grade to the basin bottom within 36 inches of the leading edge of the sidewalk. Currently there is no more than approximately 18 inches of grade differences at the most. I will recommend as a safety precaution that a 42 inch Guardrail be placed in this area as a Safety feature, but cannot require this per Code. I have asked the Contractor to notify the property owner of these facts so that he can decide what is needed. All changes to this plan will need to be added to the revised drawings Ann Approved prior to the finalization of thieve Site Inspections. |
