01/28/2026 COT - HCBU - Building Progress Re-inspection required 1-28-26: reinspect 201-213. All Shear walls require Simpson screws SDS25550 & every other party wall also require the same Simpson screws.Non-bearing walls shall be fastened with 16D nails(3.5" in length @16" o.c.) Room 213-missing Simpson SDS255500 & sheathing that was called out on 1/26/26, Room 246-top plate splice requires 8D nails at each side of splice, 8D nails required at top plate splice in room 253, 254 top plate splice-8D nails required on each side of splice. Reschedule this inspection after framing crew review plans & make corrections where needed.

Note: provide Simpson screw to verify correct length & nails into
01/30/2026 COT - HCBU - Building Progress Re-inspection required 1-30-26: reinspection of ceiling drywall on 4th floor. It was determined that the fasteners shown to me on 1/28/26 were 6 x 1-5/8" fasteners intended for the ceiling's second layer of 5'8"Type-X gypsum board. Per ASTM C840-20-application of fastener to gypsum board requires a minimum 1-1/4" type fasteners. All ceiling gypsum board along each room at the 3rd & 4th floor were installed with 1" fasteners. Have engineer submit a possible "fix/solution" where perhaps the correct fasteners may be added in addition with the 1"fasteners.
02/02/2026 COT - HCBU - Building Progress Partial Pass 2/2/26: Simpson screws were properly installed at shearwalls on second floor spaced at 16" o.c, hold downs verified at time of inspection on 2nd floor ok to proceed with insulation in walls at 2nd floor.
08/14/2025 COT - HCBU - Building Progress Partial Pass 8-14-25: reinforcement on CMU elevator enclosure verified per plans. Okay to grout 1st lift at 4'.

10/02/2025 COT - HCBU - Building Progress Partial Pass 10-2-25: partial pass for 2x8 joists/hangers at 16" o.c. for 1st & 2nd floor corridors. Okay to continue with construction at progress areas.
10/08/2025 COT - HCBU - Building Progress Partial Pass Information only: placement of electric outlets in separation walls in room units.
10/17/2025 COT - HCBU - Building Progress Partial Pass 10-17-25: all hangers & hardware along the 3rd & 4th floor corridors approved. Okay to continue construction at progress areas.
10/23/2025 COT - HCBU - Building Progress Partial Pass 10-23-25: verified hold downs at shear walls throughout 1st & 2nd floor. A combined 44 in total consisting of HTT4'and Continuous rod hold down systems verified per plans. Okay to continue construction at progress areas.
10/27/2025 COT - HCBU - Building Progress Re-inspection required 10-27-25: correct gaps between roof sheathing at 2 locations along the middle section and south west end of the south roof. Another spacing correction between sheathing is required at the northern roof deck along the east end before transitioning up along the parapet. All mentioned gaps in question were measured between 1" to 1 1/2". Minimum spacing between sheathing joints is 1/8" to 1/4" maximum. Schedule a reinspection at your convenience.
12/08/2025 COT - HCBU - Building Progress Partial Pass 12-8-25: reinspected 4th floor corridor shear wall only. Okay to continue with construction at progress areas.
12/12/2025 COT - HCBU - Building Progress Re-inspection required 12-12-25: 1st floor shear walls in room's 103-add nails at marked locations, 106, 108, 107- add nails according to schedule. 3/8" from edges and do not over penetrate motte than 1/8". Remove 2 layers of 5/8" drywall at hard lid to inspect full height of shear walls in units.
Okay to backfill 60' of open trench in front of entrance. 1 1/2" schedule 40 conduits for lighting verified.
12/17/2025 COT - HCBU - Building Progress Partial Pass 12-17-25: nailing on 2nd floor exterior sheathing-room 234-fix or replace damaged section of sheathing at east wall, 202-add nails throughout at south exterior wall. Have framers walk exterior and add nails along edges according to schedule-I noted several areas above windows that were missing edge nailing. Also, for areas that covered with stucco paper on second floor submit a letter to the city documenting that nailing was done per plans and meets the 2018 IBC. Finally, add and correct any damaged sheathing that was previously marked and reschedule an inspection.
