NO CRACKS WERE FOUND AND THE HEAT EXCHANGER WAS CLEAN. SOUTHWEST GAS REPORTED AGAIN YESTERDAY THAT THE GAS HAS NOT BEEN TAGGED OUT, AT THIS UNIT, FOR DEFICIENT MECHANICALS. IF THE OWNER STILL DESIRES TO HAVE HEAT, HE HAS TO PAY THE DEPOSIT AND HAVE THE GAS TURNED ON. THE LEAKING TOILET WAS BEING COMPLETELY REPLACED WITH A NEW TOILET THIS MORNING. THE LEAKING TPR VALVE WAS ALSO BEING REPLACED THIS MORNING. CLOSE CASE

01/20/2000 FOLLOW UP CODE VIOLATION Correction Required ADDTL COMMS - 1/20 TENANT CAME IN TO OFFICE. TENANT TOLD ME WHEN I WAS THERE ON 1/11 THAT THEY WERE MOVING TO HAWAII. TODAY HE SAID ONLY HIS GIRLFRIEND IS NOW AND HE IS FOLLOWING NEXT MONTH. HE SAID HE KNEW NOTHING OF BEING EVICTED. HE DIDNT KNOW BECAUSE HE REFUSED TO ACCEPT THE FIVE DAY NOTICE(WE FINALLY FIGURED IT OUT WHEN HIS GIRLFRIEND SAID THAT HE REFUSED TO ACCEPT SOMETHING FROM THE PROP MANAGER.) TENANT, DIONE BECKER SAID THE GAS COMPANY TAGGED HIS SERVICE OUT. GAS COMPANY SAID THATS NOT THE CASE. WAS NEVER ASKED TO TURN GAS ON SINCE IT WAS TURNED OFF FROM PREVIOUS TENANT. PROP MAN SAID THINGS WOULD BE FIXED WHEN TENANT MOVES OUT. TENANT NOW SAYS HE IS NOT MOVING OUT. I WILL MEET THE PROP MAN, MAINT. SUPER, AND TENANTS AT APARTMENT ON 1/21.

01/12/2000 FOLLOW UP CODE VIOLATION Correction Required ADDTL COMMS - UNIT #5 AT 1402 N CRAYCROFT - RAT REFERAL THAT WAS NOT REFERRED TO MINIMUM HOUSING FOR OVER TWO MONTHS. NO HEAT WAS THE COMPLAINT. ACCORDING TO SOUTHWEST GAS, THE GAS WAS NOT ON FOR THE PAST TWO YEARS DUE TO TENANT REQUEST. THE FURNACE AND HOT WATER HEATER ARE BOTH GAS POWERED AND NOT OPERATING DUE TO NO GAS SERVICE. BOTH MECHANICAL UNITS ARE OLDER AND APPEAR THAT THEY WILL NEED ATLEAST MAINTENANCE BEFORE OPERATION. THERE WAS A LEAK AT THE HOT WATER HEATER TPR VALVE. UPON ENTERING THE APARTMENT, THE TOILET WAS HEARD AND SEEN TO BE RUNNING. THE TANK LID WAS OFF AND CLOSING THE FLAPPER STOPPED THE RUNNING. HOWEVER, THE FLOOR OF THE BATHROOM WAS FLOODED AND THE TENANT COULDNT GIVE ME AN ANSWER AS TO WHY HE DIDNT STOP THE TOILET FEED FROM RUNNING. HE STATED THAT THE LEAK WAS FROM THE WAX SEAL AREA. THIS COULD NOT BE CONFIRMED WITH THE AMOUNT OF WATER PRESENT ON THE FLOOR, SURROUNDING THE TOILET. SPOKE WITH PROPERTY MANAGER - HE SAID THE TENANT IS BEING EVICTED IN THE NEXT FEW DAYS AND THAT THEY WILL WAIT TO MAKE THE REPAIRS WHEN THE TENANTS MOVE OUT.
