09/24/2008 GRADING - FINAL Partial Approval THE LOTS HAVE BEEN STABALIZED, BUT IS NOT ABLE TO BE RELEASED UNTIL ALL OF THE WORK HAS BEEN COMPLETED.
05/08/2008 GRADING - FINAL Partial Approval THE SITE WAS CHECKED FOR THE RELEASE OF THE GRADING RESEEDING BOND BUT HAS BEEN FOUND TO BE INCOMPLETE AT THIS TIME. CHECKED THE SITE ALL OPEN LOTS HAVE BEEN STABALIZED WITH AGGREGATE BASE MATERIAL AND IS ACCEPTABLE FOR THE CLOSING OF THE GRADING PERMIT AT THIS TIME, BUT THE PERMIT CANNOT BE FINALIZED UNTIL ALL OF THE WORK IS COMPLETED.
01/29/2008 GRADING - FINAL Not ready for Inspection CONTACTED LUIS AND ADVISED HIM THAT THE FOLLOWING ITEMS NEED EITHER ATTENTION OR WILL REQUIRE A COMPLETION BOND FOR A FULL RELEASE OF THE ASSURANCES.
1) TWO MISSING SURVEY MONUMENTS. 2) REPAIR ALL DAMAGED SIDEWALKS AND WHEELCHAIR ACCESS RAMPS LOCATED ON THIS SITE. 3) AS-BUILT DRAWINGS SHOWING ALL MODIFICATIONS THAT HAVE BEEN MADE TO THIS SITE SINCE ITS APPROVAL. 4) DAMAGED DRAINAGE GUTTER LOCATED WITHIN THE ROADWAYS. 5) MISSING SIDEWALKS AND DRIVEWAYS FOR ALL UNITS THAT HAVE NOT BEEN CONSTRUCTED AT THIS TIME. THIS WILL INCLUDE THE SIDEWALK LOCATED ADJACENT TO LOTS #59 & #60 ALONG THE SOUTH AND THE EAST SIDES OF THE PROPERTY. THESE ITEMS MAY INCREASE IN THE FUTURE IF THE REPAIRS ARE NOT COMPLETED IN A TIMELY MANNER.
01/25/2008 GRADING - FINAL Not ready for Inspection LOOKED OVER THE SIGHT AND TALKED WITH MEMBERS OF THE COMMUNITY WHO HAVE QUESTIONS ABOUT THE ACCEPTANCE OF THE SITE IN THE CURRENT CONDITION. I HAVE ADVISED THE COMMUNITY TO CONTACT MATTHEW FLICK IF THEY HAVE ANY QUESTIONS ABOUT THE HOA BOARD TAKING OVER THE CONTROL OF THE SITE. THEY HAVE CONCERNS THAT SINCE THE HOA BOARD IS CURRENTLY CONTROLLED BY MEMBERS OF THE DEVELOPERS ORGANIZATION THEY WILL ACCEPT THE PROJECT PRIOR TO IT BEING READY.
11/08/2007 GRADING - FINAL Not ready for Inspection CHECKED THE SITE FOR THE FINAL GRADING, COMMENTS WILL BE ADDED TO THIS FILE ON 11/09/2007. CURRENTLY THE COMMENTS DATED 12/19/2005 ARE STILL IN PLACE AND WILL NEED TO BE CORRECTED PRIOR TO THE FINAL RELEASE OF THE SITE.
04/06/2007 GRADING - FINAL Not ready for Inspection No activity, contractor needs to close out grading permit.
03/15/2007 GRADING - FINAL Partial Approval 2 lots left. Contractor needs to call in final inspection.
09/06/2006 GRADING - FINAL Partial Approval Spoke to Luis site super, regards to calling in final grading inspection. Contractor has 6 pads left to build on. Luis said he was going out of town and would call me when he gets back.
12/19/2005 GRADING - FINAL Not ready for Inspection This is not the Final Punch List. Other items may come up as project nears completion.
1- Provide letter from engineer certifing drainage ways and basins. Per Chapter XIV, Section 14.2 (7).
2- Remove straw bales from around catch basins.
3- Remove all silt from detention basin A. Grade basin inlets to stop ponding and provide postive flow.
4- Remove all vegetation from rock pads on scupper inlets.
5- Provide permanent stabiliation for all unbuilt lots.
6- After all areas in site have been stabilized remove all BMPs.
7- Complete all sidewalk work.
8- Install drainage channel on eastside of project per approved plans. Detail A-A, Sheet 4.
9- Complete all street striping.
10- Clean all silt and trash out of drainage channel eastside of project and provide postive flow to detention basin.
11- Construct all catch basins in detention basin A per approved plans.
12- Clear all pedestrian refuge areas of debris and vegetation.
13- Install roadway between Historico and Laos per the approved drawing.
14- Make repairs to cracking valley gutter.
15- Provide stabilization eastside of Souther Pacific Ave.
16- Install all HC ramps per C of T standards.
