El Con Center is one overall site for both zoning purposes and sign standards. All parking and access for all lots within El Con are shared. El Con - as an overall site - also has several conditions of rezoning, one of which requires a uniform freestanding sign design within landscape areas, and Portillo's proposed freestanding sign is subject to this rezoning condition.

As Portillo's lot is not a premise, the El Con frontage overall was used to calculate number of signs and show of existing signs. Outdoor Lighting Code re-reviewed the sign package for the monument and agreed the LED light bars on the proposd monument sign are enclosed lights within the sleeve, and meet the outdoor lighting code for signs purposes only per Building Official's interior sign cabinet interpretation.

Just need letter of permission from El Con Property Management for Portillo's monument sign and wall signs. El Con is the overall premise for signs (shared access and parking) and rezoning conditions call for El Con to have uniform signage (freestanding). The number of freestanding signs is taken from the entire El Con shopping center street frontage because Portillo's is not a separate premise. Reminded sign contractor.

The alternative is to provide a translucent cover over the light to render it a completely internally illuminated sign.
b. Provide a timer to control the shut off set to midnight or end of business hours and note clearly on the plan where it will be.
c. Provide note on location of dedicated circuit and where labeled breaker panel would be

a. Indicate how external lights are attached and if they will be covered, note how the cover formation(s) would be attached.

1. Street Frontage: revise application and sign plan to match the frontage on the development plan, at 120.34' - from west to east side of the drive through lane. Sign area is based on that at 120 x 3 = 360 (secondary cap is no more than 30% of each building elevation can be covered with signage) also, drive thru and directional signage does not count toward this sign area allowance. (take off the 205' dimension on the plan going north to south - it's not frontage)

2. Building accent lighting needs to be reviewed under building permit on the building plan set, due to need for lumen count for the site. Please know that El Con has rezoning lighting conditions as well as signage conditions.

3. Provide documentation that El Con ownership has reviewed / approved all signage.
